How a chimney survey works in Berwick

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check what can safely be seen and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. You get a written report with photos and our recommendations. If you’ve noticed signs that a stack is leaning and damp patches on chimney breasts, a survey will tell you what’s going on, on lead flashings, chimney breasts and chimney pots and cowls alike.

Some older homes in villages like Berwick are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the chimney stack, the defects we found and what we recommend.

What affects the cost of chimney surveys

Not every roof costs the same to survey, and it comes down to:

  • The height of the building and how the roof can safely be seen
  • Whether it is a home or a commercial building
  • The use of thermal imaging or a drone
  • Which survey package you book

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

What to let us know when you get in touch

A little information up front helps. It helps to include:

  • The address and postcode of the property
  • What made you get in touch
  • The kind of building and roof involved
  • Access details, like a loft hatch or a shared roof

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, call 07833 053749 or send us an email.

What a chimney survey looks like in Berwick

Berwick lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. About 0.9 miles north lies Westenhanger Castle, a reminder of how long the area around Berwick has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

Anyone responsible for a site like Lympne Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If yours is one of the older homes in the streets near Church of St Stephen, old fixings, lead flashings and tall chimneys are typical of older roofs. Living close to Sandling Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Berwick is about 2 miles west of Hythe, in Kent. Berwick gets the same service as everywhere else we work: a careful inspection, photos and a written report. Berwick is one of the places in Kent we cover. For surveys nearby, see our Canterbury page.

Here we cover the CT21 postcode area for chimney surveys. Whether your property is on Stone Street, Folks Wood Way and Honeywood Close or anywhere close by, we can survey it. Close by, we survey roofs in Lympne (1 mile south-west), Newingreen (1 mile north-east), Westenhanger (1 mile north), West Hythe (1 mile south) and Pedlinge (1 mile east). Larger places within reach include Ashford (8 miles north-west), Canterbury (14 miles north), Dover (12 miles east), Folkestone (6 miles east), Tower Hamlets (12 miles east) and Hawkinge (6 miles east).

Practical tips

Over many surveys, some simple habits stand out:

  • Remove aerials or dishes from the stack if they’re no longer needed
  • Book a sweep for flues that are in use
  • Ask about consent before removing a chimney on an older property
  • Leave close inspection to people with safe access

Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.

Look at your chimneys from the ground now and then, especially after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours at a house, as part of a look at the roof around the stack. In a small place like Berwick, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. The findings are written up with photos and recommendations and emailed to you.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Gather any invoices or paperwork from past roof work
  • Clear the way to the loft hatch

How to book

If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.

Advice

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Why it’s worth a survey now in Berwick

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Finding the cause means the right work can be planned. For older village homes like those around Berwick, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for the job before booking.

What you get with us

Surveys for landlords and agents in Berwick

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Common questions in Berwick

Is Berwick within the area you cover?

Yes, Berwick is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does being near the coast affect roofs in Berwick?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

My chimney looks like it is leaning. What should I do?

Don’t ignore it. Leaning often comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can confirm whether it’s stable.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
