How a pre-purchase roof survey works in Berwick

Older homes frequently have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it cannot be seen from the street. Our survey picks it out, with photos that show you exactly where. We explain each finding in plain English, so it’s clear what it means for your purchase. If you are worried about blocked or leaking gutters and gaps where slates or tiles have come loose, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Berwick, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

How the survey works

Once we’ve finished looking, we write up our findings as a report with photos. On timing, most surveys take between one and two hours at a typical home, and longer for a large or complex roof. Somewhere as small as Berwick, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Preparing for the visit

  • Jot down any questions you want answered
  • Gather any invoices or paperwork from past roof work
  • If you’re buying, check with the agent that we can get in

Berwick homes and their roofs

Berwick is within about 2 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If you own a rental within reach of Westenhanger station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Historic houses such as Westenhanger Castle, about 0.9 miles north, show how far back building around Berwick goes. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. If you live in an older home near Church of St Stephen, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Berwick: your questions answered

Will you come out to Berwick?

Yes. Berwick is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Does being near the coast affect roofs in Berwick?

Often, yes. Berwick is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll explain what’s needed.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

When should I book a pre-purchase roof survey?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Does your survey replace a RICS home survey?

No. It is a dedicated roof survey, with a written report and photographs. It doesn’t cover the rest of the property, which a RICS survey does.

Roof by roof

Natural slate

Many older homes in London and the South East have slate roofs. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.

Gutters and parapets

Gutters, downpipes and outlets carry water away from walls. We check for blockages, leaking joints and sagging runs, along with fascias and soffits.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • Whether it’s a home or a commercial building
  • How big the roof is
  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets

Pre-purchase roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Helping us price your survey

There’s no need for technical words. It is enough to let us know:

  • Your postcode, so we can check access and travel
  • What made you get in touch
  • Pictures of the roof from a safe spot, if you have them
  • Anything about access we should know

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or send us an email.

What a pre-purchase roof survey doesn’t cover

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Walls, floors, services and rooms below the roof
  • How a seller will respond, or what the house is worth
  • Confirmation of asbestos in cement sheets or soffits

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. The full list of what we check.

What this survey covers

  • Chimney stacks
  • Gutters and downpipes
  • The roof space
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Natural slate
  • Clay and concrete tiles

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Ask for loft access on the day
  • Ask whether there are papers for past roof work
  • Pass the findings to your conveyancer
  • Arrange the survey as soon as your offer is agreed

After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and keep the photographs to compare against later. Premium comes with a follow-up after 12 months to see how things have changed.

After you move in, have leaves and moss cleared from gutters and valleys, particularly after autumn. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.

Landlord and commercial surveys in Berwick
