How a pre-purchase roof survey works in Palmarsh

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We do not offer a RICS home survey, and ours isn’t a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both if you want the fullest picture. Common reasons to book are worn or lifted lead flashings and a ridge or slope that dips, on clay and concrete tiles, the roof space and flat-roofed extensions and dormers.

Bungalows, chalet bungalows and older cottages are common in smaller places like Palmarsh, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Palmarsh. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. With a bit of garden around a house, as there often is around Palmarsh, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed beforehand.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a written report with photos and recommendations before you exchange.

Before the survey

  • Keep pets out of the way during the survey
  • Tell us where we can park nearby
  • For flats, make sure roof access has been agreed

Honest limits

Before booking, it is worth knowing what a survey won’t do:

  • A structural engineer’s report
  • Defects hidden under coverings or inside walls without opening up
  • The condition of the rest of the house (that is a RICS home survey)

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before you book. What our survey covers.

What this survey covers

  • The roof space
  • Chimney stacks
  • Lead flashings and valleys
  • Natural slate
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles

What happens if roof problems are left?

A mortgage valuation is not a roof survey. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. Our survey is done for you, and the report is written for you to use. Around Palmarsh, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.

To find out what your survey will cost, call 07833 053749 or use the contact form and tell us about the roof. We will confirm the figure before booking.

What you get with us

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Buying a home or a new roof in Palmarsh

Palmarsh lies within about 1 mile of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. For a purchase or a newly finished roof, the materials decide which details matter most.

The streets around a church such as Holy Cross are often among the oldest in a place, and if your home is one of the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are. If you own a rental within reach of Sandling station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Westenhanger Castle lies about 2.3 miles north, so building around Palmarsh goes back a long way. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

Palmarsh is about 2 miles south-west of Hythe, in Kent. If you are in Palmarsh, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. We cover towns and villages across Kent. There is also a page for Canterbury.

Useful tips for Palmarsh property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Ask whether there are papers for past roof work
  • Don’t leave it until just before exchange
  • Share the report with your solicitor
  • Let us know your timetable

It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it.

Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air can’t flow.

FAQs for Palmarsh

Will you come out to Palmarsh?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Does a conservation area affect roof work in Palmarsh?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you inspect the roof from on top?

Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or use the contact form.

How long does a pre-purchase roof survey take?

Allow about 1–2 hours at a typical house, with time for the loft where it can be reached. We’ll give you an idea of timing when you book.

Will you need to get into the loft?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

Different roofs, different checks

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.
