Landlord roof survey in Palmarsh

Who pays for roof work on a block depends on the lease. We cannot advise on what your lease says, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. We survey rented houses, converted houses and flat roofs on blocks, and the problems we’re asked to look at most are leaking joints at party walls and chimney stacks in poor repair.

Around Palmarsh, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof frequently fail before good slates or tiles do.

The report records the let or shared roof as we found it on the day. It’s useful right away, and a good reference for later, for example when you want to check whether anything has changed.

What affects the cost of landlord roof surveys

When we price a survey, we consider:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • The size of the roof

Landlord roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Getting in touch

Getting the details right at the start saves time. It helps to include:

  • Where the property is, with the postcode
  • When you need the report by
  • Why you want a survey: buying, a leak, a storm or new work
  • How the loft is reached, if there is one

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or send us an email.

Questions from Palmarsh

Does being near the coast affect roofs in Palmarsh?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Palmarsh is within about 1 mile of the coast.

Do you cover smaller places like Palmarsh?

Yes. Palmarsh is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Can you survey at the weekend?

We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or use the contact form.

How much is a landlord roof survey?

Our price is from £150, including VAT. The building’s size, roofs and access all affect the price. To get a price, ring 07833 053749 or email us.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

What we are asked to look at in Palmarsh

Older buildings across London and South East England have roofs that are decades old. Fixings, flashings and underlay can fail before the slates or tiles themselves, and a survey helps show where that’s happening.

Typical things we’re asked to look at include:

  • Loose ridge or hip tiles
  • Choked outlets and gutters
  • Failed flashings at walls and chimneys
  • Gaps where tiles or slates have slipped

If you live in an older home near Holy Cross, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What to check before booking

  • Whether any drone flown is registered with the CAA
  • Whether the price includes VAT
  • Whether they hold professional indemnity and public liability insurance
  • How soon the report will arrive

What a roof survey includes

What we cannot see

A survey is a proper look at the let or shared roof, but it cannot do everything. Its limits include:

  • Walls, floors and services beyond the roof
  • Areas behind locked flats or blocked hatches
  • Structural calculations or an engineer’s report

If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey. What our survey covers.

What this survey covers

  • Blocks of flats
  • Gutters and downpipes
  • Shared roofs
  • Flat roofs on blocks
  • Converted houses
  • Rented houses

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Keep past survey reports with the building’s records
  • Put urgent roof work at the top of the list
  • Book gutter clearing at least once a year
  • Tell tenants when we’re coming

If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.

Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.

Checking the roof from the ground

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Local roofs in Palmarsh

The coast is about 1 mile or less from Palmarsh, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Westenhanger Castle, about 2.3 miles north, is one of the historic houses in the wider area around Palmarsh. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Living close to Brockhill Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you let a flat or house near Sandling station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

The survey, step by step

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. Some parts of a survey depend on the weather, so a visit to Palmarsh is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You tell us about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

How to prepare

  • Keep pets out of the way during the survey
