Flat roof surveys in Palmarsh

About our flat roof survey in Palmarsh

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. We survey felt flat roofs, upstands and outlets and mastic asphalt, and the problems we’re asked to look at most are edge trims that have lifted or split and outlets choked with leaves and silt.

Around a smaller place like Palmarsh, flat roofs typically cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What affects the price in Palmarsh

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed
  • Commercial roofs and larger buildings
  • How big the roof is

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

What to tell us when you contact us

Some details help us recommend the right survey and price. When you contact us, it helps to mention:

  • Where water is showing inside, if it is
  • Where the property is, with the postcode
  • When you need the report by
  • Whether there is a loft hatch, a shared roof or tricky access

Photos help, if you have them. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, ring 07833 053749 or drop us an email.

Honest limits

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • The condition of the deck or insulation hidden under the covering
  • Whether the deck or joists are strong enough
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting

If in doubt, call 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.

What this survey covers

  • Felt flat roofs
  • EPDM rubber
  • GRP fibreglass
  • Single-ply membranes
  • Upstands and outlets
  • Mastic asphalt

Practical tips

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:

  • Keep outlets clear of leaves and moss
  • Book a survey every few years
  • Treat rooflights and old sheeting as fragile
  • Ask whoever fits equipment on the roof to make good the covering

If you are buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.

Checking the roof from ground level

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Palmarsh: your questions answered

Do roofs near the sea, like those around Palmarsh, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Will you come out to Palmarsh?

Yes, Palmarsh is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How many years has my flat roof got left?

A precise figure isn’t something we give, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.

Does the survey cover asbestos?

We don’t test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

How long does the survey take?

That depends on the size and shape of the roof, but most surveys take about one to two hours for a small flat roof at home, and longer for a large commercial one. The written report follows by email.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

What we do, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. In a smaller place like Palmarsh, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Preparing for the visit

  • Check we can get to the back of the property
  • Mention any parking restrictions on your street
  • Jot down any questions you want answered

Flat roof surveys in Palmarsh: local notes

Palmarsh lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. With Westenhanger Castle about 2.3 miles north, Palmarsh sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building such as Palmarsh Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Sandling station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For an older house near a landmark such as Holy Cross, the joins between later flat roofs and the old walls are where problems typically start.
