Flat roof survey in Berwick

Buying a home with a flat-roofed extension, dormer or garage? It is useful to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with photographs of each. You then have something specific to put to the seller or agent. We survey upstands and outlets, felt flat roofs and mastic asphalt, and common reasons people get in touch are blisters and bubbles in the covering and cracked or split membrane.

Somewhere as small as Berwick, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them when you book.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what isn’t.

How it works

We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. Somewhere like Berwick needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Before the survey

  • Let us know about parking before the day
  • Buyers: confirm access with the estate agent or seller
  • Agree roof access with the managing agent if it is shared

Advice

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Questions from Berwick

Do roofs near the sea, like those around Berwick, take more of a battering?

Often, yes. Within about 2 miles of the sea, as Berwick is, metal fixings wear faster and gales find any loose ridge or slate.

Does a conservation area affect roof work in Berwick?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

How long does the survey take?

Expect it to take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. You will then get the report by email.

What will the report tell me?

Written findings with photographs, explaining the condition of the flat roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Do you check flat roofs for asbestos?

Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

What happens if roof problems are left?

Before replacing a flat roof, it’s useful to know if you really need to. Sometimes a few details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. For older village homes like those around Berwick, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Have the roof looked at again after a severe storm
  • Watch the ceilings below the flat roof for stains
  • File the paperwork for the roof and any repairs
  • Ask contractors to protect the roof if they work on it

After the visit, we write up the report with photos of what we found. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

What a flat roof survey looks like in Berwick

Berwick is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

If you live in an older home near Church of St Stephen, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For landlords with property near Westenhanger station, the flat roof over a let home is worth a look before it becomes a tenant complaint. With Westenhanger Castle about 0.9 miles north, the area around Berwick has a long history. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan.

Berwick is about 2 miles west of Hythe, in Kent. Berwick gets the same service as everywhere else we work: a proper look at what can safely be seen, photographs and a clear written report. Berwick is one of the places in Kent we cover for flat roof surveys. For surveys nearby, see our Canterbury page.

What affects the price in Berwick

Several things affect the price of a survey:

  • Extra roofs, like extensions, dormers or garages
  • The height of the building and how the roof can be seen safely
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You’ll know the exact price before booking.

Getting in touch

When you call or email, these details help:

  • Anything about access we should know
  • Any marks or damp showing indoors
  • Dates you are working to, such as exchange
  • The property’s address and postcode

A quick phone call is typically the easiest start: phone 07833 053749 or email us. You’ll have a price before anything is arranged.

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Testing older roof sheets for asbestos
  • A fixed date for when the roof will need replacing
  • Structural calculations, which need a structural engineer

If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey before you book. What our survey covers.
