Lympne Landlord Roof Survey
Roof condition reports for landlords, agents and blocks of flats for Lympne, from an experienced roof surveyor. Every survey comes with a written report and photos.
- Leaking joints at party walls
- Mortar falling from ridges and verges
- Leaks into upper flats
Why it’s worth a survey now in Lympne
An independent report helps when owners need to agree on roof work. Without one, each party may have a different view of what’s wrong. For an older or listed building in a place like Lympne, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
Why us?
- 5,000+ surveys completed
- Packages from £150, inc. VAT
- Photos and a written report every time

How a landlord roof survey works in Lympne
Who pays for roof work on a block depends on the lease. We cannot advise on what your lease says, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. If you’ve noticed leaks into upper flats and cracked or lifting flashings, we can find out what’s behind it.
Older buildings in small places like Lympne may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

What else we do in Lympne
How the survey changes by roof type
Flat roofs on blocks and rear additions
Many blocks and rear additions have flat roofs. We look for ponding, splits, blisters and tired upstands as far as safe access allows.
Roof spaces and lofts
The loft space shows a lot about a roof’s condition. We go into the loft where it’s safe, looking for staining, damp and daylight.
Lympne homes and their roofs
The coast is about 2 miles or less from Lympne, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. With Westenhanger Castle about 1.3 miles north, Lympne sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
Homes near green spaces such as Sandling Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. Take an older house close to Church of St Stephen: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Lympne Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Useful tips for Lympne property owners
Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Some tips:
- Hold on to old reports to compare later
- Survey the roof on a regular cycle
- Do not store items over the loft hatch
- Give tenants a simple way to report leaks
Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.
Get gutters and roof outlets cleared at least once a year, particularly on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.
What this survey can’t tell you
It is useful to know what a survey will not do before booking:
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Structural calculations or an engineer’s report
- Legal advice on leases or service charges
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.
What this survey covers
- Rented houses
- Blocks of flats
- Gutters and downpipes
- Converted houses
- Flat roofs on blocks
- Shared roofs
What we do, step by step
The visit has one job: to see as much of the let or shared roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit normally takes roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Somewhere as small as Lympne, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- First, we confirm the roofs and areas to be surveyed.
- You or your agent arrange access to the roof space and any flats we need to enter.
- We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
- We photograph each defect and note how urgent it looks.
- The report sets out condition and recommendations to help you plan.
Before the survey
- Keep pets in another room
- Clear the way to the loft hatch
- Leave side gates unlocked

Checking the roof from the ground
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.
Common questions in Lympne
Does a conservation area affect roof work in Lympne?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Does being near the coast affect roofs in Lympne?
Often, yes. Within about 2 miles of the sea, as Lympne is, metal fixings wear faster and gales find any loose ridge or slate.
What insurance do you have?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
Does this replace a RICS building survey?
No. We survey the roof, not the whole building. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.
Do you look in the roof space?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
Is this an asbestos survey?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
