Honest limits

To be straight with you, a roof survey has limits:

  • Underground drains, which need a CCTV drain survey
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • The inside of a downpipe along its whole length

Gutter survey in Berwick

We survey gutters and rainwater systems in Berwick and right across London and the South East. On the day, we inspect everything that’s safely in view from the ground, windows, the roof space and the roof where it’s safe. A visit typically takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Afterwards, you get a written report with photos and recommendations. Common reasons to book are joints that drip after rain and fascia boards damaged by overflowing water, on outlets and hoppers, valley gutters and fascias and soffits.

Some older homes in villages like Berwick are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

Different roofs, different checks

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. We check it where it’s safe to see.

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear, and brackets can sag under load.

Signs you need a gutter survey in Berwick

Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather, and in time their joints can drip. Cast iron joints can corrode and part once the paint has worn away.

A survey makes sense if you’ve noticed:

  • Cracked or loose downpipes
  • Rotten fascias or stained soffits
  • Blocked outlets and hoppers
  • Gutters full of debris and silt

Westenhanger Castle, about 0.9 miles north, is one of the historic houses in the wider area around Berwick. On a period home nearby, the survey separates sound original work from tired later repairs.

Questions to ask before you book

  • Whether VAT is in the quoted price
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What the survey will not cover
  • Their track record with similar roofs

What a roof survey includes

How it works

We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take an hour or two at a typical home, though large, tall or awkward roofs take more time. Around Berwick, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • Clear the way to the loft hatch
  • Show us where any leaks or stains appear
  • Dig out any old roof reports or invoices

How we price gutter surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The roof’s overall size
  • Chimneys, valleys, parapets and other details
  • The number of roofs, including extensions and garages
  • The height of the building and how the roof can be seen safely

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the price for the job before booking.

Helping us price your survey

When you call or email, these details help:

  • Pictures of the roof from a safe spot, if you have them
  • The property’s address and postcode
  • The reason for the survey, like buying, a leak or storm damage
  • Dates you’re working to, like exchange

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.

Berwick questions

Is my home in Berwick listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Berwick?

Yes. Berwick is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

Will you photograph what you find?

Yes, plenty. Pictures sit next to the findings they show.

Berwick homes and their roofs

Berwick lies within about 2 miles of the sea, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Living close to Sandling Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If you own a rental within reach of Westenhanger station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Berwick is about 2 miles west of Hythe, in Kent. We provide gutter surveys for homeowners, landlords and businesses in Berwick. Across Kent, we cover Berwick and the places around it. You can also see our page for Canterbury.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
