About our gutter survey in Westenhanger
A gutter needs a steady fall towards its outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. If you’ve noticed overflowing eaves gutters and water backing up from a hidden gutter, a survey will tell you what’s going on.
Older buildings in small places like Westenhanger may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
Every survey ends with a written report, with photos, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

How the survey changes by roof type
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear, and brackets can sag under load.
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering and is easy to overlook. The report records what could and couldn’t be seen.
Roofs, chimneys and gutters in Westenhanger
Westenhanger lies within about 3 miles of the sea, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. With Westenhanger Castle about 0.3 miles north-west, Westenhanger sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
Anyone responsible for a site like Lympne Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Westenhanger station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

How we price gutter surveys
Prices always include VAT. What changes the price is:
- Commercial roofs and larger buildings
- Building height and the viewpoints available
- How complicated the roof is, with its valleys, chimneys and parapets
- Which survey package you book
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We will tell you which package suits the questions you have.
What we need to know
To price your survey accurately, we will ask about:
- How the loft is reached, if there is one
- What kind of property and roof it is
- Pictures from the garden or a window, if you have them
- Dates you’re working to, like exchange
To book a survey, phone 07833 053749 or email us and tell us the address and what’s prompted the survey. You will know the price before anything is booked.
What we’re asked to look at in Westenhanger
Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.
Problems we come across frequently include:
- Overflowing eaves gutters
- Rotten fascias or stained soffits
- Hoppers and outlets full of debris
- Leaks at the gutter joints
Living close to Sandling Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
Choosing a roof surveyor
- How soon the report will arrive
- What the report includes, and whether it has photographs
- How much experience they have with roofs like yours
- What happens after the report arrives
How it works
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours at a typical home, with bigger or more complicated roofs taking longer. Older roofs in small places like Westenhanger can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
How to prepare
- Mention any parking restrictions on your street
- Check we can get to the back of the property
- Check the loft hatch can be reached

Advice
Questions from Westenhanger
Do you survey roofs for landlords with property near Westenhanger station?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or email us with the details.
Is my home in Westenhanger listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Can you give me structural calculations?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Could my damp wall be caused by the gutters?
The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so we report on what’s visible.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
What does a gutter survey cost?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just call 07833 053749 or email us for a price.
Will you check the drains below ground?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
Why get it checked now?
A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Older and listed buildings around Westenhanger may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
