How a gutter survey works in Newingreen

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that typically means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. Common reasons to book are water spilling over the gutter edge and gutters packed with leaves or moss, across eaves gutters, parapet and box gutters and valley gutters.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

When to book a survey in Newingreen

Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.

A survey makes sense if you’ve noticed:

  • Gutters full of debris and silt
  • Overflowing eaves gutters
  • Hoppers and outlets full of debris
  • Soffits marked by water

For landlords with property near Westenhanger station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Questions to ask before booking

  • Their insurance cover
  • What follow-up you get after the report
  • How they plan to inspect the roof safely
  • What they will not be able to tell you

What a roof survey includes

Before and after the survey

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Have gutters cleared at least once a year
  • Get trees that overhang the gutters trimmed
  • Ask for valleys and parapet gutters to be cleared too
  • Check downpipe clips are holding

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Local roofs in Newingreen

Newingreen is within about 3 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. With Westenhanger Castle about 0.5 miles north, Newingreen sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Trees in and around Sandling Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you look after a building such as Lympne Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Newingreen is about 2 miles north-west of Hythe, in Kent. Newingreen is part of the area we cover and the surrounding area as part of our work across London and the South East. Newingreen is one of the towns and villages in Kent where we work for gutter surveys. Our Canterbury page covers surveys nearby.

What we look for on each type of roof

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear and brackets may drop under the weight of debris.

Box and secret gutters

Hidden gutters are a common source of leaks inside. We check the outlets, linings and overflows where safe.

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or send us an email with the addresses.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.

What a survey costs

Several things affect the price of a survey:

  • Whether you choose the Basic, Standard or Premium Survey
  • The roof’s overall size
  • The shape of the roof and its details
  • How many separate roofs there are, such as extensions, dormers and garages

Every price we give includes VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.

What to let us know when you get in touch

Before you get in touch, it is useful to have:

  • Anything about access we should know
  • The style of property, from a terrace to a block
  • Your timetable, like an exchange date
  • Where water is showing inside, if it is

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Newingreen: your questions answered

Is the coastal weather around Newingreen hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Is Newingreen within the area you cover?

Yes, Newingreen is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

What does the report include?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

Do you look in the loft space?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

How do I book a survey in Newingreen?

Just call 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Do you check valley and parapet gutters?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and the report says so.

What we do, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Newingreen often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before we arrive

  • Point out any leaks or damp patches
  • For flats, check roof access has been agreed
  • Gather any invoices or paperwork from past roof work
