About our gutter survey in Pedlinge

We survey gutters and rainwater systems in Pedlinge and right across London and South East England. On the day, we inspect whatever is safely visible, from the ground, from windows and from the roof space. A visit normally takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. If you’re worried about water spilling over the gutter edge and soffits marked by water, we can find out what’s behind it.

Some older homes in villages like Pedlinge are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

What you get is a clear record of the gutter on the day we saw it. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

The survey, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Pedlinge needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We check hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Before the survey

  • Move anything stored under the loft hatch
  • Let us know about parking near the property
  • Keep pets inside or away from the areas we’re looking at

How the survey changes by roof type

Box and secret gutters

Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.

Fascias and soffits

Some older soffits may contain asbestos. Any we think could be are flagged for a specialist asbestos surveyor to check.

Why get it checked now?

A blocked valley or parapet gutter does not spill harmlessly. It can back up into the roof space and the rooms below normally during the worst downpours. Having them checked before autumn and winter makes sense. In a small place like Pedlinge, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Tips that help

These tips come from what we see on roofs every week:

  • Do not climb a ladder to look in the gutters
  • Check that downpipes are firmly fixed to the wall
  • Note any damp stains below the gutters
  • Look out for overflows when it pours

For let and shared buildings, the report can go on file to help plan maintenance. The photos help when you explain the work to others.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • Whether you choose the Basic, Standard or Premium Survey
  • The shape of the roof and its details
  • Extensions, dormers and garages with roofs of their own
  • If the survey needs thermal imaging or a drone

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What to let us know when you get in touch

Getting the details right at the start saves time. It helps to include:

  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel
  • What kind of property and roof it is

What a gutter survey looks like in Pedlinge

The coast is about 2 miles or less from Pedlinge, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For site and facilities teams at buildings such as Brockhill Park Performing Arts College, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Sandling station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live in an older home near Pedlinge Chapel, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Pedlinge: your questions answered

Is the coastal weather around Pedlinge hard on roofs?

Often, yes. Within about 2 miles of the sea, as Pedlinge is, metal fixings wear faster and gales find any loose ridge or slate.

Will you come out to Pedlinge?

Yes, Pedlinge is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Will I get photos?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Will you walk on the roof?

Only if it is safe. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

Do you check valley and parapet gutters?

Yes, as far as they can safely be seen. We use the ground, windows, the loft space and the roof where it’s safe and a drone where applicable.
