Pre-Purchase Roof Survey in Lydd
We take a careful look at the roof at your property in Lydd, and put it all in a written report with photos.
- Standing water on a flat extension roof
- Damp timbers or stains in the loft
- Patch repairs that may hide an ongoing problem
How a pre-purchase roof survey works in Lydd
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a proper look at it before you are committed. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the loft space where it is safe to get in. You get a written report with photographs. If you’re worried about cracked flaunching or crumbling chimney pointing and worn or lifted lead flashings, a survey will tell you what’s going on, on flat-roofed extensions and dormers, chimney stacks and natural slate alike.
Around Lydd, you’ll mostly find houses and bungalows of different ages. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

How the survey works
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take between one and two hours at most homes, with bigger or more complicated roofs taking longer. For a survey in Lydd, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
How to prepare
- Keep pets out of the way during the survey
- Have any questions written down, so nothing gets missed
- If the roof is shared, arrange access with whoever manages the building
Book a survey
A quick phone call is usually the easiest start: ring 07833 053749 or email us and we will ask a few questions about the roof. You’ll have a price before anything is arranged.
Advice
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.
Tips that help
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Tips:
- Ask the seller about past roof repairs
- Ask who repairs the roof under the lease
- Watch for stains or fresh paint on ceilings below the roof
- Book once your offer is accepted
With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s, and we can’t promise any result.
Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
Lydd questions
Are there drone restrictions around Lydd?
Normally it comes down to two things: the airspace at the address and the weather. Lydd Airport is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.
Is Lydd within the area you cover?
Yes, Lydd is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it as you book and we’ll plan the survey around it.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Can you survey in bad weather?
It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.
How quickly will I get the report?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when booking.
Will you climb onto the roof?
When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the roof space.
What a pre-purchase roof survey does not cover
It is a careful look at the roof, not the whole story. Its limits include:
- The condition of the rest of the house (that’s a RICS home survey)
- Defects hidden under coverings or inside walls without opening up
- Asbestos testing of any kind
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.

What else we do in Lydd
What affects the cost of pre-purchase roof surveys
All our prices include VAT. The things that change the price are:
- Roof area
- Whether it’s a home or a commercial building
- Whether thermal imaging or a drone is needed
- Which survey package you book
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
What we need to know
You don’t need to know any roofing terms. It’s enough to let us know:
- What made you get in touch
- Any stains, drips or damp patches you’ve seen indoors
- How the loft is reached, if there is one
- The address and postcode of the property
Once you know what you need, phone 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Pre-purchase roof surveys in Lydd: local notes
Lydd lies within about 3 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. Lydd is about 2 miles from Lydd Airport. If your survey includes the drone, the Drone Safety Map is checked for restrictions first.
For any home in Lydd, it is the small, early fault that is cheapest to put right. Take an older house close to All Saints Church: older patch repairs can hide behind a tidy front slope, and the survey looks past them.
