Lydd questions

Is the coastal weather around Lydd hard on roofs?

Often, yes. Lydd is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you cover smaller places like Lydd?

Yes, Lydd is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Do you climb onto every roof?

Only if it is safe. We check everything that can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

What happens next?

The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

What does a gutter survey cost?

Our price is from £150, including VAT. The size of the property and the access affect the price. To get a price, ring 07833 053749 or use the contact form.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.

Gutter surveys for homes and businesses in Lydd

Eaves gutters at the front of a building are easy to spot but a good many gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We check them as far as they can safely be seen, from ground level, from windows, from the loft space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. If you are worried about valley or box gutters that overflow inside and choked outlets or hopper heads, a survey will tell you what’s going on.

Around Lydd, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof often fail before good slates or tiles do.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What happens if roof problems are left?

A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Arranging work in a smaller place like Lydd is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Prices for gutter surveys in Lydd

Not every roof costs the same to survey, for these reasons:

  • The roof’s overall size
  • The type of building, from a house to a block or an office
  • How many separate roofs there are, such as extensions, dormers and garages
  • Any need for thermal images or a drone flight

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Booking your survey

We will normally ask about:

  • Any photos you have, taken from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • The property’s address and postcode
  • The reason for the survey, such as buying, a leak or storm damage

To arrange a survey, phone 07833 053749 or drop us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

Gutter surveys in Lydd: local notes

Lydd lies within about 3 miles of the sea, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live in an older home near All Saints Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Don’t climb a ladder to look in the gutters
  • Watch the gutters during heavy rain
  • Have overhanging branches cut back
  • Watch ceilings under valley gutters for fresh marks

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.

What we look for on each type of roof

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. We flag any that could be for a specialist asbestos surveyor to check.

How it works

Every roof is different; as a rough guide, the survey takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. You are welcome to ask questions while we’re there. Homes around Lydd often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. The findings are written up with photographs and recommendations.

Before the survey

What we are asked to look at in Lydd

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

Common reasons to book include:

  • Cracked or loose downpipes
  • Overflowing valley or parapet gutters
  • Blocked outlets and hoppers
  • Gutters that have fallen out of line

Anyone responsible for a site like Lydd Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
