Gutter survey in Lydd-on-Sea: what you get

We carry out gutter surveys in Lydd-on-Sea as part of our cover across London and the South East. On the day, we inspect what can be seen safely from the ground, windows, the roof space and the roof where it is safe. A visit normally takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. Common reasons to book are brackets that have dropped or snapped and water backing up from a hidden gutter, across downpipes, parapet and box gutters and valley gutters.

Somewhere as small as Lydd-on-Sea, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Rural addresses near Lydd-on-Sea can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Agree roof access with the managing agent if it is shared
  • Mention any parking restrictions on your street
  • Have any paperwork from past roof work to hand

How we price gutter surveys

A few things affect what a survey costs:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Basic, Standard or Premium
  • Roof area
  • House, block, shop or office

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What to let us know when you get in touch

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • Any stains, drips or damp patches you’ve seen indoors
  • Access details, such as a loft hatch or a shared roof
  • Pictures of the roof from a safe spot, if you have them
  • Dates you’re working to, such as exchange

Getting a price is simple: just phone 07833 053749 or use the contact form and give us some details about the property and we will explain which survey suits. The price is agreed up front.

Lydd-on-Sea: your questions answered

Do roofs near the sea, like those around Lydd-on-Sea, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Does a conservation area affect roof work in Lydd-on-Sea?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How do I arrange a gutter survey in Lydd-on-Sea?

Just call 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.

Will you look at parapet and box gutters as well?

Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and we will note that in the report.

What does the report include?

Written findings with photographs, explaining the condition of the gutter, any defects and our recommendations, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Will you go up on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

What we look for on each type of roof

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back and if it blocks, water can come indoors. We check it where it is safe to see.

Box and secret gutters

Box and secret gutters frequently cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.

Gutter surveys in Lydd-on-Sea: local notes

Lydd-on-Sea lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first.

The streets around a church such as St Peter's are frequently among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before and after the survey

There is plenty you can do without going near the roof. What helps most:

  • Ask for valleys and parapet gutters to be cleared too
  • Note any damp stains below the gutters
  • Watch ceilings under valley gutters for fresh marks
  • Have gutters cleared at least once a year

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.

Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

What this survey can’t tell you

Some things cannot be seen without opening up the roof, and that sets some limits:

  • What’s behind fascias and inside walls
  • The inside of buried drains
  • Asbestos testing of old gutters, downpipes or soffits

Common roof problems in Lydd-on-Sea

Hidden gutters are often lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building as there’s nowhere harmless for it to go. Lead linings can also be stolen.

Most people get in touch when they’ve noticed one of these:

  • Cracked or loose downpipes
  • Brackets that have dropped or snapped
  • Rotten fascias or stained soffits
  • Water spilling over the gutter edge

Take a building like Greatstone Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.
