Pre-purchase roof surveys in Littlestone-on-Sea: local notes
Littlestone-on-Sea lies within about 1 mile of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
Take an older house close to Church of St Nicholas: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

How a pre-purchase roof survey works in Littlestone-on-Sea
Some roofs can’t be seen well from ground level or from windows. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we will say so and look from the ground, windows and the loft instead. Common reasons to book are blocked or leaking gutters and worn or lifted lead flashings, across natural slate, the roof space and chimney stacks.
In a village or hamlet like Littlestone-on-Sea, homes are frequently older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.
The report records the roof as we found it on the day. It’s useful right away, and a good reference for later, like when you want to compare after future work.

What this survey cannot tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- The condition of the rest of the house (that is a RICS home survey)
- Confirmation of asbestos in cement sheets or soffits
- A valuation or a promise of a lower price
If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. What our survey covers.

What else we do in Littlestone-on-Sea
What happens on the day
After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, it typically takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Littlestone-on-Sea can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Before the survey
- Keep pets inside or away from the areas we are looking at
- Clear the way to the loft hatch

Advice
Tips from our surveys
Nothing here needs a ladder. A few suggestions:
- Arrange the survey as soon as your offer is agreed
- Give your solicitor a copy of the report
- Ask the seller about past roof repairs
- Check the lease for roof repair responsibilities
Your report arrives by email, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.
Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.
Littlestone-on-Sea: your questions answered
Is the coastal weather around Littlestone-on-Sea hard on roofs?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows.
How do I find out if my home in Littlestone-on-Sea is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
How soon is the report ready?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we will help you choose.
At what stage of buying should I get the roof surveyed?
Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.
Which days do you carry out surveys?
Visits run seven days a week in the daytime. Let us know your preferred days when you book.
What’s the best way to book?
Just ring 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
How long does a pre-purchase roof survey take?
The visit usually takes an hour or two at a typical house, with time for the loft where it can be reached. We’ll confirm what to expect when we arrange the visit.
Common roof problems in Littlestone-on-Sea
Blocked or leaking gutters do damage that isn’t obvious at first. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we look at.
A survey can pick up problems such as:
- Chimney mortar that has eroded
- Lead that has worked loose at a wall or chimney
- Gaps where slates or tiles have come loose
- Gutters that overflow or drip at the joints
In and around Littlestone-on-Sea, as anywhere, a roof is easiest to deal with when its problems are found early.

- What happens after the report arrives
What affects the price in Littlestone-on-Sea
Prices vary from roof to roof, and it comes down to:
- Chimneys, valleys, parapets and other details
- The type of building, from a house to a block or an office
- The height of the building and how the roof can be seen safely
- Whether thermal imaging or a drone is needed

Getting in touch
You do not need to know any roofing terms. Just let us know:
- Any deadline, such as an exchange date
- Anything about access we should know
- Any marks or damp showing indoors
- What made you get in touch
Pre-purchase roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or email us with the details.
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
