New roof snagging in Four Oaks: what you get

A new roof needs to breathe. Where vents have been fitted at the ridge or eaves, we check them, and check the roof space for signs of condensation. What we see goes in the report. Missing or blocked ventilation can lead to condensation over time, so it’s worth raising early. It all goes in the report. If you’ve noticed loose flashings at walls or chimneys and broken coverings left on a new roof, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Four Oaks, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What we do, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes roughly 1–2 hours for most homes, depending on how much new work there is to check. Around Four Oaks, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. We look in the roof space, where there’s safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

Your questions about new roof snagging in Four Oaks

Does being near the coast affect roofs in Four Oaks?

Often, yes. Within about 3 miles of the sea, as Four Oaks is, metal fixings wear faster and gales find any loose ridge or slate.

How do I find out if my home in Four Oaks is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you check every nail and clip?

No. We do not open up the new roof, so fixings under the coverings can’t be checked. We note what couldn’t be seen.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

How do I book a survey in Four Oaks?

Simply ring 07833 053749 or send us an email. We’ll ask a few questions, confirm the price and agree a date.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

When should I book new roof snagging?

Before the final payment is best so snags can be raised while the job is still open. If that’s passed, book before any defects or warranty period ends.

How we price new roof snagging

We confirm the price for the job before booking. These are the things that affect it:

  • Building height and the viewpoints available
  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your roof before booking.

Booking your survey

If you can, have these to hand when you get in touch:

  • What kind of property and roof it is
  • What made you get in touch
  • Any stains, drips or damp patches you’ve seen indoors
  • The property’s address and postcode

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or email us with the details.

Practical tips

Small things make a difference. Some pointers:

  • Look for new stains after a downpour
  • Put any issues to your roofer in writing
  • Book snagging before the final payment
  • Keep the contract and invoices together

You receive a written report with photos of each snag and written recommendations. Pass it on to your roofer or builder.

Don’t settle the final bill until the roof has been inspected if your contract allows it. It gives the roofer a reason to finish everything.

Why act early in Four Oaks

Some faults only show when water gets in. Checking early gives you a record of the roof’s condition at handover. Around Four Oaks, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Signs you need new roof snagging in Four Oaks

Even good roofers can leave snags at the end of a job. Fiddly details are often where things go wrong, particularly when the weather is against them.

These are some of the problems a survey can pick up:

  • Offcuts and broken tiles left behind
  • Verge tiles or slates not secured
  • Cracked lower roofs or marked walls after the work
  • Cracked or slipped new tiles or slates

For an older house near a landmark such as St Mary's Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

  • What’s outside the scope of the survey
  • What follow-up you get after the report
  • Which viewpoints they use to see the roof

What to expect from a roof survey

What new roof snagging looks like in Four Oaks

The coast is about 3 miles or less from Four Oaks, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

Historic houses like Belmont House and Gardens, about 3.4 miles south, show how far back building around Four Oaks goes. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. If you own a rental within reach of Faversham station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
