New roof snagging in Molash

We report on what we see, with photographs and clear descriptions. If there is a disagreement about the work, it’s between you and your roofer or builder. What we provide is an independent record of the roof’s condition. The report doesn’t price repairs or settle who is responsible, but it does set out clearly what we found. If you are worried about underlay not dressed into the gutter and damage to other parts of the building, we can find out what’s behind it, whatever the roof.

Being in a small place like Molash makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we’re asked to look at in Molash

Scaffolding and materials can damage other parts of a building. We look for knock-on damage, not just the new roof.

Things that often lead to a survey include:

  • Loose or badly finished ridge tiles
  • Verge tiles or slates not secured
  • Gaps at new flashings
  • Signs of condensation in the loft space

The streets around a church like Church of St Peter are frequently among the oldest in a place, and if yours is one of the older homes nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What a roof survey includes

How we price new roof snagging

All our prices include VAT. The things that change the price are:

  • Height and safe access
  • The size of the roof
  • Extra roofs, like extensions, dormers or garages
  • Which survey package you book

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

When you call or email, these details help:

  • The address and postcode of the property
  • Photos of the roof, taken safely from ground level or a window
  • Any deadline, like an exchange date
  • Any marks or damp showing indoors

Most bookings start with a short call: call 07833 053749 or use the contact form. The price is agreed before a date is set.

What happens on the day

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes an hour or two for most homes, depending on how much new work there is to check. In a hamlet or village like Molash, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First, we note any deadlines and concerns.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

Before we arrive

  • Let us know about parking near the property
  • Point out any leaks or damp patches
  • Make a note of anything you’d like us to look at

Buying a home or a new roof in Molash

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Historic houses such as Belmont House and Gardens, about 3.8 miles north-west, show how far back building in the area around Molash goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you let a flat or house near Wye station, a written report helps before buying a rental or paying for a new roof on one.

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
