How a drone roof survey works in Molash

A drone can see more than your roof, so we take care. We keep the camera on the roof we’re surveying, not on neighbouring homes and gardens. If your roof is joined to a neighbour’s, it is worth letting them know about the visit. We survey the roof you’ve asked us to look at. Each flight is kept short and stays focused on the roof we’re there to survey. We are frequently asked to look into slates or tiles shifted by high winds and lifted or split lead flashings, on chimney stacks, large and complex roofs and flat roofs on upper floors.

Somewhere as small as Molash, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

The survey, step by step

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Somewhere as small as Molash, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First, we check the address for flight restrictions.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. Your report arrives by email, with close-up photos and recommendations.

What a survey costs

A few things affect what a survey costs:

  • The shape of the roof and its details
  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own
  • The roof’s overall size

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Getting in touch

Before you get in touch, it helps to have:

  • Where any leaks, stains or damp patches show inside
  • Anything about access we should know
  • Your timetable, such as an exchange date
  • Where the property is, with the postcode

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or use the contact form.

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What a drone roof survey looks like in Molash

Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.

Belmont House and Gardens lies about 3.8 miles north-west, so building around Molash goes back a long way. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition. For an older house near a landmark such as Church of St Peter, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view by drone or thermal camera helps.

How the survey changes by roof type

Large commercial roofs

Older cement sheet roofs may contain asbestos. We flag it in the report and recommend a specialist asbestos surveyor.

Chimney stacks

The top of a stack is usually out of view. Close-up photos show the pots, flaunching, pointing and flashings.

Questions from Molash

Does a conservation area affect roof work in Molash?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Molash?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.

How long will you be at the property?

Typically, it takes roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Pre-flight checks of the site and the weather are part of that.

Will you photograph what you find?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

How much is a survey?

Drone roof survey starts from £400, including VAT. You’ll know the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. For a price, phone 07833 053749 or drop us an email.

Will the drone show what’s under the tiles?

No. A drone shows the outside surfaces of the roof in close detail, but not the loft or the underside. Where there’s safe access, we check the roof space from inside.

Tips that help

Over many surveys, some simple habits stand out:

  • Keep a clear space in the garden or drive for take-off
  • Tell us the exact address when booking
  • Expect us to rearrange if it’s too windy or wet
  • Keep dogs indoors during the visit

Your report arrives by email, including the close-up photos taken by the drone. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Check the loft now and then, with care and a good torch. The underside often shows problems before the outside does. Photograph anything new.
