Independent pre-purchase roof surveys in Molash

About our pre-purchase roof survey in Molash

Book after your offer is accepted and before exchange. At that point you can still ask questions, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey chimney stacks, lead flashings and valleys and flat-roofed extensions and dormers, and the problems we’re asked to look at most are blocked or leaking gutters and worn or lifted lead flashings.

Some older homes in villages like Molash are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

For landlords and managing agents

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays and at weekends, which can make access easier.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Leave it or get it looked at?

Sellers are not always aware of roof problems. The forms they complete only show what they’re aware of. An independent look tells you how the roof is now. In a small place like Molash, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Why us?

  • Covered by professional indemnity and public liability insurance
  • Drones and thermal imaging where it applies
  • 20+ years’ experience
  • Package prices that include VAT

What we do, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Molash frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Mention any parking restrictions on your street

Roof by roof

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.

Gutters and parapets

A butterfly roof drains to a central valley gutter, normally to the back of the house. If the home you’re buying has one, that gutter and its outlet get a careful look.

Tips that help

There is plenty you can do without going near the roof. Here’s what helps most:

  • Do not leave it until just before exchange
  • Request records of any re-roofing
  • Find out whether the roof has been replaced or patched
  • Give your solicitor a copy of the report

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller.

After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

What a pre-purchase roof survey looks like in Molash

About 3.8 miles north-west lies Belmont House and Gardens, a reminder of how long the area around Molash has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Landlords with a home close to Wye station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Take an older house close to Church of St Peter: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Your questions about pre-purchase roof surveys in Molash

Do you carry out roof surveys in Molash?

Yes, Molash is one of the places we work. The survey and report are the same in Molash as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Molash?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find.

Do you inspect the roof from on top?

Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where it applies.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.
