Pre-purchase roof surveys near Perrywood

Pre-purchase roof survey in Perrywood

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it’s checked as far as access allows. If you’ve noticed blocked or leaking gutters and old water stains in the roof space, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Perrywood are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it is worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Signs you need a pre-purchase roof survey in Perrywood

Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can be signs that something has leaked before. We note what we see so you can ask about it.

Signs worth acting on include:

  • A ridge or slope that dips
  • Flashings that have lifted or split
  • Old water stains in the loft space
  • Loose pots and cracked flaunching

For landlords with property near Selling station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Before booking any roof surveyor

  • Whether the inside of the roof is included
  • Whether VAT is added on top
  • What the report includes, and whether it has photographs
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What to expect from a roof survey

Different roofs, different checks

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well.

Gutters and parapets

A butterfly roof drains to a central valley gutter, normally to the back of the house. If the home you’re buying has one, that gutter and its outlet get a careful look.

Buying a home or a new roof in Perrywood

Belmont House and Gardens, about 3.4 miles west, is one of the historic houses in the wider area around Perrywood. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

The streets around a church such as Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Find out whether the roof has been replaced or patched
  • Book once your offer is accepted
  • Ask who repairs the roof under the lease
  • Mention any deadline when you get in touch

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report isn’t clear, ask us.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

What we do, step by step

We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. Most visits take between one and two hours for a house, and longer for a large or complex roof. Older rural homes like those around Perrywood can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before we arrive

  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it’s shared
  • Keep pets out of the way during the survey

What you can safely check yourself

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What a survey costs

When we price a survey, we consider:

  • Which survey package you book
  • The roof’s overall size
  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

What we need to know

Here’s what helps us most when you contact us:

  • Pictures of the roof from a safe spot, if you have them
  • The property’s address and postcode
  • Anything about access we should know
  • What kind of property and roof it is

Getting a price is simple: just phone 07833 053749 or send us an email and give us some details about the property and we will point you to the right survey. We confirm the price before anything is booked.
