Pre-purchase roof survey in South Street, Kent
A roof survey before you buy a house or flat for South Street, from an experienced roof surveyor. Every survey comes with a written report and photos.
- A ridge or slope that dips
- Damp timbers or stains in the loft
- Bitumen or mortar used in place of proper repairs
About our pre-purchase roof survey in South Street
Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, and the report arrives the same day. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from ground level, windows and the loft instead. If you’re worried about blocked or leaking gutters and loose pots and cracked flaunching, we can find out what’s behind it, whatever the roof.
For a small place like South Street, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.
If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we do, step by step
We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two for a house; commercial roofs usually need 3–4 hours. Cottages and farmhouses around South Street often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed beforehand.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- You get a written report with photos and recommendations before you exchange.
Getting ready for the survey
- Make sure the loft hatch can be reached
- If it isn’t your property yet, arrange access through the agent
- Keep pets in another room
Booking a survey
When you are ready to go ahead, phone 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day.
Advice
When to book a survey in South Street
Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, because many can only be seen from an upstairs window.
Signs worth acting on include:
- Chimney mortar that has eroded
- Gaps where slates or tiles have come loose
- Old water stains in the roof space
- Blistered or split felt on a flat roof
If you own a rental within reach of Selling station, a written report helps before buying a rental or paying for a new roof on one.
Before you book any roof surveyor
- What exactly goes into their report
- Whether the loft space is looked at, where there is one
- Is VAT included in the price?
- Whether any drone flown is registered with the CAA

What a pre-purchase roof survey looks like in South Street
South Street is within about 5 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Historic houses such as Belmont House and Gardens, about 4.4 miles west, show how far back building around South Street goes. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. The streets around a church such as Church of St Peter and St Paul are often among the oldest in a place, and if you own one of the older houses nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

How we price pre-purchase roof surveys
Prices always include VAT. What changes the price is:
- The height of the building and how the roof can be seen safely
- Which survey package you book
- How complicated the roof is, with its valleys, chimneys and parapets
- How many separate roofs there are, such as extensions, dormers and garages

Questions from South Street
Does being near the coast affect roofs in South Street?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Is South Street within the area you cover?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Will the roof report help me negotiate with the seller?
Yes. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.
Do you use drones?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether timbers meet design loads
- Walls, floors, services and rooms below the roof
- Defects hidden under coverings or inside walls without opening up
If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before you book. What our survey covers.
What we check
- Clay and concrete tiles
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Chimney stacks
- Natural slate
- Lead flashings and valleys
- The roof space
Different roofs, different checks
Flat roofs
Flat roofs on extensions, dormers and garages are easy to forget about. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.
Chimney stacks
Leaning stacks, loose pots and eroded mortar are common findings. We photograph them so you can raise them before exchange.
