Gutter surveys near South Street

Gutter survey in South Street: what you get

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photographs. We survey outlets and hoppers, valley gutters and eaves gutters, and people most often book us about overflowing eaves gutters and gutters that have fallen out of line.

In a village or hamlet like South Street, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What we look for on each type of roof

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We look at the joints, brackets and falls.

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded as far as we can see them.

When you need someone else

To be straight with you, a roof survey has limits:

  • Confirming asbestos in older rainwater goods
  • Damage hidden inside walls or behind boards
  • Parts of gutters that can’t be seen safely

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and doesn’t.

Roofs we survey in South Street

  • Fascias and soffits
  • Eaves gutters
  • Downpipes
  • Parapet and box gutters
  • Outlets and hoppers
  • Valley gutters

How it works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours at most homes, though large, tall or awkward roofs take more time. Rural addresses near South Street can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before the survey

  • Dig out any old roof reports or invoices
  • Have keys ready for side gates, garages or roof access doors
  • For flats, check roof access has been agreed

How to book

Questions from South Street

Does a conservation area affect roof work in South Street?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can a landlord with a rental near Selling station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Will I get photos?

Yes. The report includes photos of what we found, so you can see each point for yourself.

Will you look at parapet and box gutters as well?

Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and we will note that in the report.

What’s the best way to book?

It’s easiest to phone 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we’ll take it from there. Surveys run on any day of the week.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, phone 07833 053749 or use the contact form.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so we report on what’s visible.

What we are asked to look at in South Street

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.

Signs worth acting on include:

  • Overflowing eaves gutters
  • Hoppers and outlets full of debris
  • Cracked or loose downpipes
  • Valley or box gutters that overflow inside

If you look after a building like Boughton-under-Blean and Dunkirk Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What a roof survey includes

Local roofs in South Street

The coast is about 5 miles or less from South Street, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Belmont House and Gardens, about 4.4 miles west, is one of the historic houses in the wider area around South Street. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Selling station, a roof report helps you deal with small faults before they turn into a call from a tenant. If yours is one of the older homes in the streets near Church of St Peter and St Paul, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

South Street is about 3 miles south-east of Preston, in Kent. We survey roofs in South Street and the surrounding area across London and South East England. South Street is one of the places in Kent we cover. We also survey roofs in Canterbury.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Get trees that overhang the gutters trimmed
  • Have gutters cleared at least once a year
  • Check for spilling water in a downpour
  • Check that downpipes are firmly fixed to the wall

Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. The photos help when you explain the work to others.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

What affects the cost of gutter surveys

The price reflects the time and kit the roof needs. That comes down to:

  • Whether you choose the Basic, Standard or Premium Survey
  • Extra roofs, like extensions, dormers or garages
  • Whether it is a home or a commercial building
  • The size of the roof

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

What to let us know when you contact us

When you call or email, these details help:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work
  • Where water is showing inside, if it is
  • Where the property is, with the postcode

Getting a price is simple: just ring 07833 053749 or use the contact form and give us a few details about the property and we will point you to the right survey. We confirm the price before anything is booked.
