Neames Forstal Gutter Survey
Not sure what state the gutter is in? You can book a gutter survey in Neames Forstal and across Kent, with plain-English findings.
- Fascia boards damaged by overflowing water
- Downpipes that are split or coming away
- Choked outlets or hopper heads
Gutter survey in Neames Forstal: what you get
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. Common reasons to book are water backing up from a hidden gutter and gutters that have fallen out of line, on fascias and soffits, valley gutters and outlets and hoppers.
Somewhere as small as Neames Forstal, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey works
The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Notes and photographs go into the written report. It normally takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Somewhere like Neames Forstal needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We check hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- A report with photos and recommendations follows.
Before the survey
- Point out any leaks or damp patches
- Let us know about parking near the property
- Keep pets in another room

Gutter surveys around Neames Forstal
With Belmont House and Gardens about 4.1 miles west, Neames Forstal sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Homes near green spaces like Mount Ephraim Gardens can get more leaves in their gutters in autumn. Take a building like Selling Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first.

What a survey costs
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Whether thermal imaging or a drone is needed
- The package you choose: Basic, Standard or Premium
- The height of the building and how the roof can be seen safely
- Extensions, dormers and garages with roofs of their own
Every price we give includes VAT, and the report isn’t charged as an extra. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Booking your survey
Before you get in touch, it’s useful to have:
- Any stains, drips or damp patches you’ve seen indoors
- Your timetable, such as an exchange date
- The reason for the survey, like buying, a leak or storm damage
- The type of building and roof, such as pitched or flat

Can I check my roof myself?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Before and after the survey
Most of what helps is simple and safe from the ground. Our suggestions:
- Check the loft with care after heavy rain
- Get trees that overhang the gutters trimmed
- Check that downpipes are firmly fixed to the wall
- Get the gutters cleaned out every year
How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email once it is done.
Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they usually grow, and the water they spill can damage walls and timber.
FAQs for Neames Forstal
Do you cover smaller places like Neames Forstal?
Yes. Neames Forstal is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
How do I find out if my home in Neames Forstal is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you test soffits or gutters for asbestos?
No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What happens after the survey?
You’ll get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Will you fly a drone over my roof?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Could my damp wall be caused by the gutters?
Overflowing gutters often lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.
