Gutter surveys in Gushmere

What happens on the day

Every roof is different; as a rough guide, the survey takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. If you have questions on the day, just ask. In a hamlet or village like Gushmere, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. We send a written report with photos and clear recommendations.

Before we arrive

  • Agree roof access with the managing agent if it is shared
  • Let us know about parking before the day
  • Keep pets inside or away from the areas we’re looking at

Gutter survey in Gushmere: what you get

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you are worried about overflowing valley or parapet gutters and fascia boards damaged by overflowing water, we can find out what’s behind it, whatever the roof.

Somewhere as small as Gushmere, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Gushmere homes and their roofs

Gushmere lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Historic houses such as Belmont House and Gardens, about 3.6 miles west, show how far back building in the area around Gushmere goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For landlords with property near Selling station, a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like Selling Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Gushmere is about 3 miles south-east of Faversham, in Kent. Gushmere is one of many places we visit across Kent, for homes and businesses alike. Gushmere is one of the towns and villages in Kent where we work for gutter surveys. Canterbury is in our area too.

Practical tips

You do not need to be a roofer to help. Here’s what helps most:

  • Note any damp stains below the gutters
  • Get the gutters cleaned out every year
  • Look for downpipes coming loose
  • Check from ground level or a window, not a ladder

Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.

Do you need a gutter survey in Gushmere?

Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and gives plants somewhere to grow.

These are some of the problems a survey can pick up:

  • Water backing up from a hidden gutter
  • Rotten fascias or stained soffits
  • Leaking or loose downpipes
  • Gutters overflowing in heavy rain

For an older house near a landmark such as Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.

Before you book anyone

  • When you will get the report
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Are they insured for the work?
  • What’s outside the scope of the survey

What’s in a roof survey

What this survey cannot tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Underground drains, which need a CCTV drain survey
  • Gutters out of sight from each safe vantage point
  • What’s behind fascias and inside walls

If in doubt, ring 07833 053749 or email us and we will point you to the right survey before booking. What our survey covers.

What we check

  • Parapet and box gutters
  • Valley gutters
  • Eaves gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Downpipes

Common questions in Gushmere

Is Gushmere within the area you cover?

Yes, Gushmere is covered. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Do you survey roofs for landlords with property near Selling station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How much time does the visit need?

A visit typically takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. We’ll give you an idea when booking.

Does the season matter for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.

Roof by roof

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Landlord and commercial surveys in Gushmere

Landlords and agents in Gushmere book surveys as well as homeowners. A written report with photos gives you a clear record of the gutter.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.
