About our gutter survey in Perrywood

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether overflows are working. Photos show each problem clearly. It’s an easy job to put off but it rarely improves. We survey downpipes, parapet and box gutters and outlets and hoppers, and common reasons people get in touch are overflowing valley or parapet gutters and gutters that have fallen out of line.

Somewhere as small as Perrywood, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

The report works through the roof section by section, from the coverings down to the gutters. You’ll see the good as well as the bad.

The survey, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about one to two hours at most homes, though large, tall or awkward roofs take more time. For a village or hamlet like Perrywood, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What a gutter survey looks like in Perrywood

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Perrywood has a long history of building, with Belmont House and Gardens about 3.4 miles west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For landlords with property near Selling station, the gap between tenancies is a good time to have the roof looked at. Take a building like Selling Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If your house is among the older ones in the streets near Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.

Common questions in Perrywood

Do you survey roofs for landlords with property near Selling station?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Does a conservation area affect roof work in Perrywood?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

What happens next?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Is a CCTV drain survey included?

No, we don’t carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Do you take photos of the roof?

Yes. Photos are taken throughout the survey, and they go into the written report.

Different roofs, different checks

Box and secret gutters

Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We check them where they can safely be seen.

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Tips that help

Here are a few things we’d tell any owner:

  • Watch ceilings under valley gutters for fresh marks
  • Don’t leave hidden gutters out of a clear-out
  • Look for green streaks or damp patches on walls
  • Keep climbers away from the eaves

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

Why it’s worth a survey now in Perrywood

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. In a small place like Perrywood, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for the job before booking.
