Need a gutter survey in Hogben's Hill?

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Don’t climb a ladder to look in the gutters
  • Check downpipe clips are holding
  • Keep climbers away from the eaves
  • Have gutters cleared at least once a year

If we think the problem lies underground, we will say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.

Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

Gutter survey in Hogben's Hill: what you get

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We survey outlets and hoppers, eaves gutters and parapet and box gutters, and people most often book us about choked outlets or hopper heads and rotten fascias or stained soffits.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Signs you need a gutter survey in Hogben's Hill

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold so their joints can start to leak. Cast iron joints can corrode and part where the paint has failed.

These are some of the problems a survey can pick up:

  • Valley or box gutters that overflow inside
  • Gutters overflowing in heavy rain
  • Gutters that have fallen out of line
  • Choked outlets or hopper heads

For landlords with property near Selling station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What’s in a roof survey

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What affects the cost of gutter surveys

Several things affect the price of a survey:

  • Whether you choose the Basic, Standard or Premium Survey
  • Whether it is a home or a commercial building
  • Whether thermal imaging or a drone is needed
  • Chimneys, valleys, parapets and other details

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You will know the exact price before booking.

Booking your survey

Some details help us recommend the right survey and price. When you get in touch, it’s useful to mention:

  • What made you get in touch
  • Any stains, drips or damp patches you’ve seen indoors
  • Dates you’re working to, such as exchange
  • The style of property, from a terrace to a block

You can call us seven days a week. For a price or to book, ring 07833 053749 or use the contact form.

What we do, step by step

Every roof is different; as a rough guide, the survey takes about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we’re there. Somewhere as small as Hogben's Hill, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

How to prepare

  • If it isn’t your property yet, arrange access through the agent
  • Find any records of previous roof work
  • Clear the way to the loft hatch

Different roofs, different checks

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order where it is safe to see them. Lead is also a target for theft.

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints where they can be seen.

Local roofs in Hogben's Hill

With Belmont House and Gardens about 2.9 miles west, Hogben's Hill sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live in an older home near Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as Selling Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Questions from Hogben's Hill

Can a landlord with a rental near Selling station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Does a conservation area affect roof work in Hogben's Hill?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so we report on what’s visible.

Do you cover Hogben's Hill?

Yes. We carry out gutter surveys in Hogben's Hill.

Will the survey check for asbestos?

No, that’s a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

Do you check valley and parapet gutters?

Yes, as far as they can be seen safely. We use the ground, windows, the loft space and the roof where it is safe, and by drone where it’s applicable.

How quickly is the report sent?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
