Flat roof survey in Hogben's Hill: what you get

A flat roof doesn’t shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. We survey single-ply membranes, mastic asphalt and GRP fibreglass, and common reasons people get in touch are upstands pulling away from walls and raised blisters across the surface.

Flat roofs on exposed homes in small places like Hogben's Hill take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What we do, step by step

Once we’ve finished looking, we write up our findings as a written report with photographs, emailed to you. On timing, it normally takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Hogben's Hill can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Before we arrive

  • Dig out any old roof reports or invoices
  • Move anything stored under the loft hatch
  • Have keys ready for side gates, garages or roof access doors

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A structural engineer’s assessment of the deck
  • What’s under the membrane without opening it up
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before you book. The full list of what we check.

Flat roof surveys around Hogben's Hill

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. With Belmont House and Gardens about 2.9 miles west, Hogben's Hill sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like Selling Church of England Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you live in an older home near Church of St Mary, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you let a flat or house near Selling station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Your questions about flat roof surveys in Hogben's Hill

Is Hogben's Hill in the area you cover?

Yes, Hogben's Hill is within the area we cover. We work right across London and the South East. You can phone 07833 053749 or drop us an email with the address and some details, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Hogben's Hill?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we will explain what’s needed.

Can you tell me how long my flat roof will last?

There’s no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

Do you check flat roofs for asbestos?

Our survey doesn’t include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

What’s the best way to book?

To book, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

What’s in the survey report?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put in order of urgency where relevant.

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.

Why act early in Hogben's Hill

Caught early, a split or open seam in a flat roof is often a small repair. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. Where a roof is exposed, as many are in small places like Hogben's Hill, driving rain gets into any weakness, and damp in older walls is slow to dry out.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What we look for on each type of roof

Felt and built-up roofs

On felt, the upstands and edge details often fail before the main surface. Every upstand and edge is looked at, with photos of any that have lifted or cracked.

GRP fibreglass

A well-laid GRP roof frequently lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.
