Flat roof survey in Selling, Kent
Flat roof surveys in Selling, backed by more than 20 years’ experience. Every survey ends with a written report and photos.
- Dips that suggest the deck is deflecting
- Failed seals around rooflight kerbs
- Blistering in felt or asphalt
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Flat roof survey in Selling: what you get
A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photographs of anything that could be letting water in. Whoever carries out the work then has a clear starting point. If you’re worried about pools of water lying on the roof and outlets choked with leaves and silt, we can find out what’s behind it.
Some older homes in villages like Selling are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What else we do in Selling
Common roof problems in Selling
People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.
People usually book a survey when they’ve noticed something like this:
- Water getting in at rooflights
- Outlets choked with leaves and silt
- Raised blisters across the surface
- A sagging deck under the covering
Take a building like Selling Church of England Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
Choosing a roof surveyor
- Whether they hold professional indemnity and public liability insurance
- Their report turnaround times
- What experience they bring
- Is VAT included in the price?
Honest limits
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- A fixed date for when the roof will need replacing
- Whether old sheeting or boards contain asbestos
- Structural calculations, which need a structural engineer
If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.
What we check
- GRP fibreglass
- Mastic asphalt
- EPDM rubber
- Single-ply membranes
- Upstands and outlets
- Felt flat roofs
Selling questions
Do you carry out roof surveys in Selling?
Yes. Our area covers London and South East England, and Selling is part of that. Just call 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.
Do you cover smaller places like Selling?
Yes. Selling is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Will I get photos?
Yes. The report includes photographs of what we found, so you can see each point for yourself.
Do you use drones?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
What do I do with the report?
You will get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Can you tell me how long my flat roof will last?
We do not give a fixed number of years, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the roof space, someone has to give us access.
Leave it or get it looked at?
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. In a small place like Selling, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.
Why book with us
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
- Two decades and more of roof surveys
- Prices that include VAT
- Covered by professional indemnity and public liability insurance
See our cost guide or our case studies.
How the survey works
Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Selling, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from ground level, windows and the roof where it is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
How to prepare
- If it isn’t your property yet, arrange access through the agent
- Keep pets out of the way during the survey
- Leave a clear route to the loft

Advice
Rented homes, blocks and businesses
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or use the contact form with the addresses.
If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which can make access easier.
Flat and commercial roofs around Selling
Belmont House and Gardens, about 3.4 miles west, is one of the historic houses in the wider area around Selling. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Landlords with a home close to Selling station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to Church of St Mary: the joins between later flat roofs and the old walls are where problems typically start.
