Chimney survey in Selling: what you get

Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. A survey finds these problems and records them with photographs. If you’ve noticed flashings pulling away from the stack and signs that a stack is leaning, we can find out what’s behind it, on chimney pots and cowls, flaunching and lead flashings alike.

Some older homes in villages like Selling are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Roof by roof

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.

Brick stacks

Spalled bricks, where the face has flaked off, are a sign of water and frost. Any spalling is noted with photos.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours at a house, as part of a look at the roof around the stack. Cottages and farmhouses around Selling often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Common questions in Selling

Can a landlord with a rental near Selling station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or use the contact form with the address and some details, including who will give access on the day.

How do I find out if my home in Selling is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

Is Selling in your area?

Yes, we do. We carry out chimney surveys in Selling, and the service is the same as everywhere else we work.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Landlord and commercial surveys in Selling

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the survey around it.

Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.

Chimney surveys around Selling

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 3.4 miles west lies Belmont House and Gardens, a reminder of how long the area around Selling has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Selling Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Selling station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Why act early in Selling

Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a roofer. Older cottages and farmhouses around Selling can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.
