Common questions in Selling
Will you come out to Selling?
Yes. Selling is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
How do I find out if my home in Selling is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can you find a leak when it isn’t raining?
Often, yes. Stains, tide marks, damp timbers and moisture readings usually point the way. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Will you fix the leak as part of this?
Our job here is to trace the leak and explain it, not to carry out the repair. The report gives any roofer a clear brief.
Can you tell me if my roof has asbestos?
No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Roof leak investigation in Selling: what you get
Some ‘leaks’ aren’t leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Knowing which it is means the right fix can be done, since the cure for one won’t solve the other. We look at the pattern of damp, the weather and the ventilation before reaching a view. We survey the roof space, slate and tile slopes and chimney stacks, and the problems we’re asked to look at most are a leak that comes and goes with the weather and staining around the chimney inside.
Somewhere as small as Selling, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. We check what can safely be seen and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

Common roof problems in Selling
A roof valley collects the rain from two slopes. Split linings, slipped valley tiles or debris can push water under the slates or tiles. Leaks from valleys frequently show up some distance away inside.
Here are some of the things we see often:
- Brown rings on upstairs ceilings
- Water through the ceiling under a flat roof
- Water dripping from rafters or underlay
- Condensation that looks like a leak
For site and facilities teams at buildings such as Selling Church of England Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.
Questions to ask before you book
- Whether the loft is part of the inspection
- What exactly goes into their report
- Their report turnaround times
- What follow-up you get after the report
How the survey works
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take about one to two hours for a house, and longer for a large or complex roof. Rural addresses near Selling can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You tell us where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- We email a written report showing where the water most likely gets in.
How to prepare
- Jot down any questions you want answered
- Clear the way to the loft hatch
- Have keys ready for side gates, garages or roof access doors

What a survey costs
All our prices include VAT. What changes the price is:
- If the survey needs thermal imaging or a drone
- How many separate roofs there are, such as extensions, dormers and garages
- How big the roof is
- Which survey package you book
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
Booking your survey
These details help when you get in touch:
- The style of property, from a terrace to a block
- What’s prompted the survey
- How the loft is reached, if there is one
- Any stains, drips or damp patches you’ve seen indoors
To book a survey, phone 07833 053749 or send us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.
Roof leak investigations around Selling
About 3.4 miles west lies Belmont House and Gardens, a reminder of how long the area around Selling has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these roof types has its own typical places for water to get in.
For an older house near a landmark such as Church of St Mary, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Landlords with a home close to Selling station may find that tracing a leak quickly matters when a tenant is living with it.
Selling is about 3 miles south-east of Faversham, in Kent. We provide roof leak investigations for homes and businesses in Selling. Selling is one of the towns and villages in Kent where we work. Canterbury is in our area too.

What you can safely check yourself
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
What happens if roof problems are left?
A leak rarely stays small. Wet timbers start to decay, plaster softens and insulation stops working. Tracing it now means less to put right later. Around Selling, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
