Thermal imaging roof survey in Selling, Kent
Thermal roof surveys across Selling, backed by more than 20 years’ experience. You get a clear report with photos.
- Water getting in at parapets and stacks
- Leaks far from where the stain appears
- Areas of a flat roof that may hold water
What you can safely check yourself
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Thermal roof survey in Selling: what you get
Thermal imaging is part of our Premium Survey, which starts from £400. It also includes a drone inspection where applicable, a structural analysis and a same-day report. An in-person consultation and a 12-month follow-up are included too. To book, just call 07833 053749 or send us an email with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. We’re frequently asked to look into damp around chimneys and parapets and heat escaping through the roof, across commercial roofs, ceilings below the roof and flat roofs.
Somewhere as small as Selling, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are looked at before the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Selling: your questions answered
Does a conservation area affect roof work in Selling?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Do you carry out roof surveys in Selling?
Yes, Selling is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or email us and tell us about the property, and we’ll talk through which survey suits.
Do you climb onto every roof?
Not unless it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
How quickly is the report sent?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Does the weather affect a thermal survey?
The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we discuss the forecast when booking.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.
How it works
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from the ground, from windows, in the loft space and by drone where it applies. Most surveys take roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. Somewhere as small as Selling, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We check the roof from the ground, from windows and from the roof itself where it’s safe.
- We take thermal images of the roof to pick up temperature patterns.
- Any patterns of interest are checked with moisture readings where we can reach them.
- We write up the thermal images alongside ordinary photos and recommendations.
Getting ready for the survey
- Make sure pets are kept safely away
- Point out any leaks or damp patches
- Tell us about parking before the day
Getting a price
Most bookings start with a short call: ring 07833 053749 or use the contact form, and we’ll ask about the building and what you need. The price is agreed before a date is set.
Advice
Roof by roof
Pitched slate and tile roofs
Even on pitched roofs, the camera can point to heat loss and some damp. The report explains what the images can tell you and what they cannot.
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Shiny surfaces can reflect heat, so we take care reading the images.
Prices for thermal roof surveys in Selling
When we price a survey, we consider:
- The roof’s overall size
- How many separate roofs there are, such as extensions, dormers and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- Which survey package you book
A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before booking.
What we need to know
There’s no need for technical words. It’s enough to tell us:
- Where any leaks, stains or damp patches show inside
- The property’s address and postcode
- Any deadline, such as an exchange date
- Photos of the roof, taken safely from ground level or a window
When you’re ready to go ahead, phone 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.
Signs you need a thermal roof survey in Selling
Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which helps when timescales are tight.
Typical things we’re asked to look at include:
- Possible trapped moisture under a flat roof covering
- Stains that keep coming back
- Cold areas below the roof
- Heat escaping through the roof
Anyone responsible for a site like Selling Church of England Primary School will know that big roofs are where aerial photos and thermal images show the most at once.

What a thermal roof survey looks like in Selling
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. With Belmont House and Gardens about 3.4 miles west, Selling sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark such as Church of St Mary, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps.
Selling is about 3 miles south-east of Faversham, in Kent. Whether the building in Selling is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Across Kent, we cover Selling and the places around it. We also survey roofs in Canterbury.

What else we do in Selling
Leave it or get it looked at?
Without thermal imaging, the only way to see how far water has spread is frequently to open up the roof. That helps you and your roofer decide what really needs replacing. In a place like Selling, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.
