Independent thermal roof surveys in Gushmere

How a thermal roof survey works in Gushmere

Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they don’t. If a finding cannot be confirmed, the report suggests a next step. We survey ceilings below the roof, loft conversions and flat roofs, and people most often book us about cold spots on ceilings under the roof and leaks that are hard to trace.

Villages like Gushmere frequently stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

How it works

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes an hour or two at a typical home, while a commercial roof takes nearer three to four hours. Somewhere as small as Gushmere, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We check the roof from the ground, from windows and from the roof itself where it is safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. You get a report with thermal images, photographs and our recommendations.

Before the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • Jot down any questions you want answered
  • Unlock side gates and any roof access doors

Advice

Landlords, agents and block managers in Gushmere

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • What’s inside walls or under coverings, without opening up
  • A formal energy assessment
  • Confirming water without moisture readings

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

What this survey covers

  • Pitched roof slopes
  • Loft conversions
  • Insulated roof spaces
  • Flat roofs
  • Ceilings below the roof
  • Commercial roofs

What a survey costs

We confirm the price for your roof before booking. This is what makes a difference:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office
  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages

Every price we give includes VAT, and the written report is part of the package. Thermal roof survey starts from £400, including VAT. Size, height and access decide where your roof falls.

Booking your survey

Getting the details right at the start saves time. It is useful to include:

  • Pictures of the roof from a safe spot, if you have them
  • The property’s address and postcode
  • What kind of property and roof it is
  • Where any leaks, stains or damp patches show inside

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or email us.

Different roofs, different checks

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. Wet boards can show as temperature differences on the images.

Loft insulation

In the roof space, the camera can pick up gaps and thin areas of insulation. We look where there is safe access.

Airspace, weather and Gushmere roofs

Gushmere lies within about 5 miles of the sea, and coastal wind can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Anyone responsible for a site like Selling Church of England Primary School will know that a view from above covers a wide roof far faster than walking it. Belmont House and Gardens lies about 3.6 miles west, so building around Gushmere goes back a long way. Older roofs nearby can be steep and hard to see from ground level, and a survey by drone or thermal camera does not touch the roof itself. For an older house near a landmark such as Church of St Mary, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from above or with a thermal imager helps.

Your questions about thermal roof surveys in Gushmere

Does a conservation area affect roof work in Gushmere?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Gushmere?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you check my loft insulation with a thermal camera?

The camera can point to heat loss and gaps in insulation. The survey is not an energy rating or a heat loss calculation, but the images show where improvements may help.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

How long will you be at the property?

Time on site depends on the roof; most visits take about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. The report is sent afterwards by email.

Does thermal imaging work on slate and tile roofs?

It can show heat loss and some damp, but it has more limits there. We explain what the images can and can’t tell you, and back them up with a visual inspection and moisture readings.

Checking the roof from ground level

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
