Landlord roof survey in Gushmere: what you get

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It doesn’t give repair costs but contractors can price from it. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. We survey shared roofs, converted houses and flat roofs on blocks, and common reasons people get in touch are leaks into upper flats and ponding or splits on flat roofs.

Some older homes in villages like Gushmere are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

The report records the let or shared roof as we found it on the day. It’s useful right away, and a good reference for later, for example when you want to check whether anything has changed.

What a survey costs

Several things affect the price of a survey:

  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, like extensions, dormers and garages
  • The size of the roof
  • The package you choose: Basic, Standard or Premium

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Booking your survey

If you can, have these to hand when you get in touch:

  • What kind of property and roof it is
  • Any photos you have, taken from ground level or a window
  • Where any leaks, stains or damp patches show inside
  • Access details, such as a loft hatch or a shared roof

To arrange a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

Questions from Gushmere

Do you survey roofs for landlords with property near Selling station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or email us with the details, and we will talk through which survey suits.

Does being near the coast affect roofs in Gushmere?

It can do. Within about 5 miles of the sea, as Gushmere is, metal fixings wear faster and gales find any loose ridge or slate.

Is Gushmere in your area?

Yes, we do. Gushmere is part of the area we cover, and the service is the same as everywhere else we work.

Does the report help with maintenance planning?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. Repair costs are not included, but contractors can price from it.

How much does a landlord roof survey cost in Gushmere?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Will you go up on the roof?

Not unless it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

What we look for on each type of roof

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. We give them close attention.

Pitched roofs on houses and blocks

Slate and tiled pitched roofs are common on let and shared buildings. Coverings, ridges, hips, valleys and flashings are inspected where it is safe to see them.

Landlords, agents and block managers in Gushmere

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Letting agents can arrange access with tenants. We survey seven days a week, which can make access easier.

What happens if roof problems are left?

Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. A survey looks at the roof itself. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two for a single let house, with blocks of flats taking longer. In a hamlet or village like Gushmere, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Keep pets out of the way during the survey
  • Point out any leaks or damp patches

Advice

Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Gushmere homes and their roofs

Gushmere lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. With Belmont House and Gardens about 3.6 miles west, Gushmere sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to Church of St Mary: its chimney, valleys and lead work are likely to be the parts that need attention first. Living close to Mount Ephraim Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Landlords with a home close to Selling station may find that a dated record of the roof is useful when planning maintenance across a let.
