Landlord roof surveys for Selling homes and businesses

How a landlord roof survey works in Selling

A landlord roof survey covers the usual parts of a roof: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it is safe to see them and the loft where access is safe. If you’re worried about cracked or leaning shared chimneys and gaps where tiles or slates have slipped, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Selling, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What we cannot see

A survey is a proper look at the let or shared roof, but it can’t do everything. Its limits include:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Roof areas we weren’t given access to
  • Asbestos testing of roof sheets or soffits

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and does not.

What this survey covers

  • Rented houses
  • Converted houses
  • Gutters and downpipes

Landlord roof surveys around Selling

Historic houses such as Belmont House and Gardens, about 3.4 miles west, show how far back building in the area around Selling goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to Selling station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like Selling Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If your house is among the older ones in the streets near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first.

Common questions in Selling

I let a flat near Selling station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or drop us an email and let us know about the building.

Will you come out to Selling?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

How do I book a survey in Selling?

It’s easiest to call 07833 053749 or email us. Give us the address and some details about the roof. Surveys run seven days a week.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Will you inspect a roof that several owners share?

Yes, shared roofs are a common request. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points and we will say so.

What we do, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. Older roofs in small places like Selling can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the loft space is arranged with you ahead of time.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

Getting ready for the survey

  • Let us know about parking near the property
  • Keep pets out of the way during the survey

Surveys for landlords and agents in Selling

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

What a survey costs

Prices always include VAT. The things that change the price are:

  • Whether thermal imaging or a drone is needed
  • Which survey package you book
  • Building height and the viewpoints available
  • Extra roofs, like extensions, dormers or garages

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Booking your survey

You don’t need to know any roofing terms. Just tell us:

  • What’s prompted the survey
  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one
  • Any marks or damp showing indoors

Getting a price is simple: just ring 07833 053749 or use the contact form, tell us about the property and we will point you to the right survey. We confirm the price before anything is booked.

Leave it or get it looked at?

Relying on what tenants report means relying on what they can see. By the time a stain appears, water may have been getting in for a while. We check the roof, not just the symptoms. Where a roof is exposed, as many are in small places like Selling, driving rain gets into any weakness, and damp in older walls is slow to dry out.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
