Roof survey in Selling
The report is written for you, in plain language. Each defect is described with photos and a recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. We survey the roof space, lead flashings and ridges, hips and valleys, and the problems we’re asked to look at most are slates or tiles that have slipped or broken and worn or blocked valleys.
Somewhere as small as Selling, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Useful tips for Selling property owners
There’s plenty you can do without going near the roof. What helps most:
- Mention any damp patches when you book
- Ask about a flat roof on an extension or garage too
- Find records of any re-roofing or repairs
- Look for debris in the garden after high winds
The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.
Don’t block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Check insulation doesn’t block the airflow at the eaves.
FAQs for Selling
Is Selling within the area you cover?
Yes, Selling is on our map. A small place gets exactly the same survey as a big one.
How do I find out if my home in Selling is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance.
How quickly will I get the report?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
Do you go up on the roof?
Where it is safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Can you tell me how long my roof will last?
Not as a figure. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

Selling homes and their roofs
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Selling has a long history of building, with Belmont House and Gardens about 3.4 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Take a building like Selling Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Selling station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark like Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Why get it checked now?
Leaving it means relying on what you can see from ground level. You might pay for work that does not fix the real problem, or miss the fault that matters. We tell you what’s really needed. Older cottages and farmhouses around Selling can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

How it works
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a village or hamlet like Selling, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.
How to prepare
- Make a note of anything you’d like us to look at
- Point out any leaks or damp patches
- Clear the way to the loft hatch

Checking the roof from ground level
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Landlord and commercial surveys in Selling
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps when budgeting.
What we cannot see
Some things can’t be seen without opening up the roof, and that sets some limits:
- Asbestos testing of any kind
- How the roof will behave in every kind of weather
- A structural engineer’s report
