When to book a survey in Selling

From the pavement, most of a tall roof is out of sight. Rear slopes, valleys and the tops of chimneys are hidden. Faults there can go unnoticed for years.

Common reasons to book include:

  • Chimney tops in poor condition
  • Loose ridge and hip tiles
  • Cracked slates and tiles out of sight from below
  • Lead work pulling away at abutments

For an older house near a landmark like Church of St Mary, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from the air or with a thermal camera helps.

Before you book anyone

  • When you will get the report
  • Whether you get a written report with photos
  • Whether the roof space is looked at, where there is one
  • Which limits apply to the survey

How a drone roof survey works in Selling

Every flight starts with an airspace check. Near protected airports like Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Central London has restricted areas of its own, which need NATS permission. If permission is not given, we inspect by other means and tell you. Prisons have their own drone restriction zones too. We survey fragile roofs, flat roofs on upper floors and valleys and parapet gutters, and people most frequently book us about chimney tops in poor condition and vegetation in valleys and gutters.

In a village or hamlet like Selling, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from the ground. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

What we look for on each type of roof

Large commercial roofs

Cement sheet roofs on buildings from before 2000 may contain asbestos. We don’t test for it, but we flag it and recommend a specialist asbestos surveyor.

Valleys and parapet gutters

Some older terraces have a butterfly roof with a valley in the middle. You can’t see it from the street at all, but a drone shows it clearly.

Questions from Selling

Will you come out to Selling?

We do. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Selling is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Can you fly a drone in central London?

In some places, only with permission. Hyde Park, the City of London and the Isle of Dogs have restricted areas that need NATS permission. We check each address first.

Can you survey a roof inside a flight restriction zone?

That depends on where the roof is. Flying inside a flight restriction zone needs permission from the airport or air traffic control, which can add time. Book early if you think you may be affected.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

Is a drone roof survey a thermal survey?

Our drone survey is about close-up photos. If you need thermal imaging, it’s part of the Premium Survey, as a separate check.

Will the drone show what’s under the tiles?

No. The drone sees the roof from outside only. The loft space is checked separately, where there’s safe access, as damp and daylight often show there first.

Drone roof surveys in Selling: local notes

Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

Take a building like Selling Church of England Primary School: big roofs are where photos from the air and thermal images show the most at once. Belmont House and Gardens, about 3.4 miles west, is one of the historic houses in the wider area around Selling. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition.

Selling is about 3 miles south-east of Faversham, in Kent. Selling gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Our Kent coverage includes Selling. Our Canterbury page covers surveys nearby.

We cover every part of ME13 for drone roof surveys and the streets around it. You’ll find streets such as Selling Road, Selling Court and Vicarage Lane, all of which we cover. Close by, we survey roofs in Perrywood (1 mile south), Hogben's Hill (1 mile west), Gushmere (1 mile north), Neames Forstal (1 mile east) and Crouch (1 mile north-east). Within a short drive, we also cover Ashford (9 miles south), Canterbury (7 miles east), Sittingbourne (10 miles north-west), Whitstable (7 miles north-east), Faversham (3 miles north-west) and Herne Bay (11 miles north-east).

Landlord and commercial surveys in Selling

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Landlords, agents and building managers in Selling and across Kent can book any of our surveys. To discuss a property or a block, ring 07833 053749 or use the contact form.

Checking the roof from ground level

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. If you have questions on the day, just ask. Rural addresses near Selling can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start by checking the airspace and any restrictions at your address.
  2. We arrange any permission that is needed before we fly.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. Your report arrives by email, with close-up photos and recommendations.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • Check pets are kept safely away
  • Leave side gates unlocked

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.
