Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Landlord roof survey in Hogben's Hill

A roof condition report helps you plan maintenance and set budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It doesn’t include repair cost estimates but contractors can price from it. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. If you’ve noticed damaged party-wall upstands or parapets and choked outlets and gutters, a survey will tell you what’s going on, on shared roofs, blocks of flats and gutters and downpipes alike.

In a small place like Hogben's Hill, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What we do, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes an hour or two for a house, and longer for a block or a building with several roofs. In a hamlet or village like Hogben's Hill, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

What a survey costs

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • How many separate roofs there are, like extensions, dormers and garages
  • The package you choose: Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • How tall the building is and how easy the roof is to see

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Getting in touch

The more you tell us, the easier it is to price the survey. When you get in touch, it is useful to mention:

  • The kind of building and roof involved
  • Any stains, drips or damp patches you’ve seen indoors
  • Anything about access we should know
  • Any photos you have, taken from ground level or a window

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or send us an email.

Common questions in Hogben's Hill

Is Hogben's Hill within the area you cover?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

I let a flat near Selling station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or send us an email and tell us about the building.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What does a roof survey cost?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Signs you need a landlord roof survey in Hogben's Hill

Many blocks and converted houses have several roof types. They all age at different rates, and flat roofs over rear additions frequently need attention sooner.

It’s worth booking a survey if you’ve seen:

  • Gaps where tiles or slates have slipped
  • Standing water on a flat roof
  • Worn ridges, hips and verges
  • Damp or stains in top-floor flats

If you look after a building like Selling Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What to check before booking

  • Whether any drone flown is registered with the CAA
  • Their insurance cover
  • How much experience they have with roofs like yours
  • Whether VAT is added on top

Shared chimney stacks

Chimneys often let water in at the flashings. We record anything visible.

Hogben's Hill homes and their roofs

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Hogben's Hill has a long history of building, with Belmont House and Gardens about 2.9 miles west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Selling station may find that a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Hogben's Hill is about 3 miles south of Faversham, in Kent. If you are in Hogben's Hill, booking works exactly as it does anywhere else: a call or an email, a price, then a date. We cover towns and villages across Kent. There’s also a page for Canterbury.
