Electronic leak detection near Selling

About our electronic leak detection in Selling

ELD suits many waterproofing membranes on flat roofs over offices, units, blocks of flats and homes. It can be used to trace an existing leak or to test a new membrane before it’s covered. Each roof is quoted on its size and build-up. Testing can be carried out on weekdays, Saturdays or Sundays, depending on the weather. Tell us about your roof to find out more. If you are worried about patched roofs that still leak and leaks under green or ballasted roofs, we can find out what’s behind it, whatever the roof.

In a small place like Selling, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report records the flat roof membrane as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Landlord and commercial surveys in Selling

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

We survey roofs for letting agents and landlords as well as homeowners. A report with photographs gives you a clear record of the flat roof membrane, useful for planning maintenance.

Questions from Selling

Do you carry out roof surveys in Selling?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Selling?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you survey in bad weather?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

How does ELD work?

It uses an electrical current to find breaches in a flat roof membrane. A breach lets the current through, which shows us where the hole is.

How is ELD priced?

We quote electronic leak detection for each roof, as the method and time depend on the roof. Size, build-up and access all affect the price. To get a quote, call 07833 053749 or use the contact form.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What a survey costs

To price your survey, we look at:

  • Whether it’s a home or a commercial building
  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages
  • Features like valleys, chimneys, dormers and parapets

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.

What to let us know when you contact us

You do not need to know any roofing terms. Just let us know:

  • Your timetable, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode
  • How the loft is reached, if there is one

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or drop us an email.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take longer on a large roof than a small one, with the construction of the roof playing a part too. Around Selling, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The method depends on the membrane and what sits above and below it.
  4. We test the membrane and find where current is passing through it.
  5. You get a report showing where each breach is, for your roofer to repair.

Not every leak is in the membrane. Testing shows whether the membrane is breached so attention can go to the right place. Older and listed buildings around Selling may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Electronic leak detection in Selling: local notes

Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Historic houses such as Belmont House and Gardens, about 3.4 miles west, show how far back building in the area around Selling goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings such as Selling Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For landlords with property near Selling station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Selling is about 3 miles south-east of Faversham, in Kent. Surveys in Selling work the same way as everywhere we cover: a close look at what can be seen safely, photos and a clear written report. Across Kent, we cover Selling and the places around it. Canterbury is in our area too.

Common roof problems in Selling

If a flat roof keeps leaking after patching, the hole may be elsewhere. ELD can locate the breach more precisely.

Here are some of the things we see frequently:

  • A flat roof leak that cannot be traced
  • Repairs that haven’t stopped the leak
  • Punctures from foot traffic or tools
  • New roofs to check before paving or planting

For an older house near a landmark like Church of St Mary, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Liquid-applied waterproofing

Pinholes in a coating can let water through. ELD can help locate them on suitable roofs.

Single-ply membranes

Many offices and units have single-ply roofs. Seams and penetrations are typical breach points.
