Questions from Selling

Is Selling in the area you cover?

Yes, Selling is one of the places we work. The survey and report are the same in Selling as anywhere else, and visits run on weekdays and weekends.

Do you cover smaller places like Selling?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.

What if it rains on the day?

Light rain doesn’t typically stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

Is your roof survey a RICS survey?

No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

How quickly will I get the report?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we will help you choose.

Will you need to get into the loft?

Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.

Pre-purchase roof survey in Selling: what you get

A full home survey looks at the whole property, and the roof is only one part of it. We don’t offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both. If you’re worried about old water stains in the roof space and lead that has worked loose at a wall or chimney, we can find out what’s behind it, whatever the roof.

Somewhere as small as Selling, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Nothing in the report is left vague: if work is needed, the report says so clearly.

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • How a seller will respond, or what the house is worth
  • Confirmation of asbestos in cement sheets or soffits
  • A structural engineer’s report

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

What this survey covers

  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Natural slate
  • The roof space
  • Lead flashings and valleys
  • Gutters and downpipes
  • Clay and concrete tiles

Landlord and commercial surveys in Selling

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

What we look for on each type of roof

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They wear slowly, but surfaces erode and edges crack, and low-pitched roofs need their laps to be right.

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. When slates start to slip, corroded nails are frequently the reason.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for a house, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. Somewhere like Selling needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We agree a time and how we will get in, including the loft.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • Move anything stored under the loft hatch
  • Mention any parking restrictions on your street
  • Point out any leaks or damp patches

Getting a price

Signs you need a pre-purchase roof survey in Selling

Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, particularly when they’re only visible from an upper floor.

Typical things we are asked to look at include:

  • Standing water on a flat extension roof
  • Chimney mortar that has eroded
  • Gutters that overflow or drip at the joints
  • Quick fixes on flashings and valleys

The streets around a church such as Church of St Mary are frequently among the oldest in a place, and if your house is among the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What to check before booking

  • What follow-up you get after the report
  • Which viewpoints they use to see the roof
  • What’s outside the scope of the survey
  • What exactly goes into their report

What to expect from a roof survey

Buying a home or a new roof in Selling

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. With Belmont House and Gardens about 3.4 miles west, Selling sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Why act early in Selling

After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but with far less room to act on them. Outbuildings and barns around Selling are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the price for your survey before booking.
