Independent electronic leak detection in South Street

Electronic leak detection in South Street: what you get

Our ELD report shows where each breach was found with photos. Your roofer can then repair those points instead of hunting for the leak. We do not estimate repair costs; that’s for your roofer to price. Testing again after repairs can confirm the breaches have been dealt with if the build-up allows. You get a photo-illustrated written report. We are often asked to look into leaks through a flat roof with no obvious cause and new membranes needing a check before handover, on commercial flat roofs, single-ply roofs and roof terraces and balconies.

Flat roofs on exposed homes in small places like South Street take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

What we do, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes more time on a big roof than a small one, with the construction of the roof playing a part too. Around South Street, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. You let us know about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

How to prepare

  • Keep pets out of the way during the survey
  • Check the loft hatch can be reached
  • Unlock side gates and any roof access doors

Advice

Roof by roof

Single-ply membranes

Some single-ply membranes suit electronic testing well, depending on the type and build-up.

Bituminous membranes

Many flat roofs use bitumen-based membranes. Whether ELD suits them depends on the build-up.

Honest limits

To be straight with you, there are limits to any roof survey:

  • Some conductive membranes
  • Sections we can’t safely access
  • Leaks from walls, copings or rooflights

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

What we check

  • Roof terraces and balconies
  • Flat roof membranes
  • Green roofs
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Commercial flat roofs

South Street questions

Is South Street within the area you cover?

Yes. South Street is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is the coastal weather around South Street hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

What does the report include?

It works through the roof part by part, in writing and with photos. Points are put in order of urgency where relevant.

How much time does ELD need?

Testing typically takes longer on a large roof than a small one, with the construction of the roof playing a part too.

Can every flat roof be tested?

That depends on the roof’s membrane and layers. Share any details you have and we’ll confirm suitability.

Will you check the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Tips from our surveys

From years of surveys, a few habits stand out:

  • Share any drawings of the roof
  • Avoid repeated repairs without finding the cause
  • Act on new leaks promptly
  • Ask contractors to protect the membrane

The report records each breach location with photos. Pass it to your roofer to repair the breach points.

Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.

Flat and commercial roofs around South Street

South Street lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

The streets around a church like Church of St Peter and St Paul are often among the oldest in a place, and if your house is among the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Take a building like Boughton-under-Blean and Dunkirk Primary School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Historic houses such as Belmont House and Gardens, about 4.4 miles west, show how far back building around South Street goes. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof.

South Street is about 3 miles south-east of Preston, in Kent. In South Street, as across Kent, every roof gets the same careful survey. Our Kent coverage includes South Street. For surveys nearby, see our Canterbury page.
