Common questions in South Street
Do roofs near the sea, like those around South Street, take more of a battering?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and South Street is within about 5 miles of the coast.
How do I find out if my home in South Street is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Can you survey at the weekend?
We carry out surveys on any day of the week. To arrange a date, call 07833 053749 or drop us an email.
Should I worry about standing water on my flat roof?
Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will plan the survey around it.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when you book.
Does a flat roof survey replace a RICS survey?
No. It is a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.
Flat roof survey in South Street
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. Common reasons to book are splits, cracks and crazing and ponding water that doesn’t drain away, across felt flat roofs, GRP fibreglass and mastic asphalt.
Older buildings in small places like South Street may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
The report records the flat roof as we found it on the day. It’s useful right away, and a good reference for later.

When you need someone else
A survey is a close look at the flat roof, but it can’t do everything. Its limits include:
- An exact number of years the roof has left
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- Asbestos testing, which needs a specialist asbestos surveyor
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What our survey covers.

What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What affects the price in South Street
Several things affect the price of a survey:
- Roof area
- Any need for thermal images or a drone flight
- Extra roofs, like extensions, dormers or garages
- Height and safe access
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.
Helping us price your survey
Some details help us suggest the right survey and price. When you get in touch, it helps to mention:
- Any stains, drips or damp patches you’ve seen indoors
- Any photos you have, taken from the ground or a window
- Dates you are working to, like exchange
- Where the property is, with the postcode
To book a survey, phone 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You will know the price before anything is booked.
How the survey works
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Older roofs in small places like South Street can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Getting ready for the survey

Roof by roof
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.
Rooflights and upstands
Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.
Leave it or get it looked at?
A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. For older village homes like those around South Street, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

Flat roof surveys in South Street: local notes
South Street is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
The streets around a church such as Church of St Peter and St Paul are often among the oldest in a place, and if you own one of the older houses nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. For site and facilities teams at buildings like Boughton-under-Blean and Dunkirk Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Historic houses such as Belmont House and Gardens, about 4.4 miles west, show how far back building around South Street goes. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan.
