Flat roof survey in Crouch, Kent
Surveys of flat roofs on homes, extensions and commercial buildings for Crouch, from an experienced roof surveyor. Every survey comes with a written report and photographs.
- Edge trims that have lifted or split
- Dips that suggest the deck is deflecting
- Standing water left after rain
What we do, step by step
The visit has one job: to see as much of the flat roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes an hour or two for a house, with bigger or more complicated roofs taking longer. Somewhere as small as Crouch, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We view the roof from the ground, from windows and from the roof where it’s safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
Before the survey
- Check we can get to the back of the property
- Clear the way to the loft hatch
- If you’re buying, let the agent know when we’re coming

Flat roof surveys for homes and businesses in Crouch
We inspect a flat roof from wherever it can be seen safely: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. Typical surveys look at splits, cracks and crazing and leaks around rooflights, across single-ply membranes, mastic asphalt and EPDM rubber.
Somewhere as small as Crouch, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when you book.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether the deck or joists are strong enough
- A fixed date for when the roof will need replacing
- Asbestos testing, which needs a specialist asbestos surveyor
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

Crouch questions
How do I find out if my home in Crouch is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you cover smaller places like Crouch?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Can you survey any kind of flat roof?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.
Do you check flat roofs for asbestos?
We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.
What’s the best way to book?
Simply phone 07833 053749 or send us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Will the survey show why my flat roof is leaking?
We check the whole roof, since water can travel before it shows inside. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.
Is it a structural engineer’s report?
No. Our survey isn’t a structural engineer’s report. We will recommend an engineer if we see signs that call for one.
Local flat roofs in Crouch
Crouch lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
Historic houses such as Belmont House and Gardens, about 4.2 miles west, show how far back building around Crouch goes. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan. For landlords with property near Selling station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
Crouch is about 3 miles south-east of Preston, in Kent. We survey roofs in Crouch and the surrounding area as part of our work across London and the South East. Crouch is one of the places in Kent we cover for flat roof surveys. Canterbury is in our area too.

What’s near Crouch
We work in homes and buildings around The Sondes Arms and Mount Ephraim Gardens, among other places. Crouch’s nearest station is Selling station, about 0.5 miles south of the centre. Nearby you will also find Tower keep castle at Chilham (3 miles south). For a walk, there is Blean Woods RSPB Reserve.
Should I look at the roof myself first?
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
What we look for on each type of roof
EPDM rubber
EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.
Mastic asphalt
With age, asphalt can harden and crack with movement. The report shows where it is cracking and how far it seems to extend.
Useful tips for Crouch property owners
Nothing here needs a ladder. Our suggestions:
- Note the date and type of any roof work
- Never stand on rooflights or fragile sheeting
- Plan a survey before the covering reaches the end of its usual life
- Keep people off the roof unless they need to be there
If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.
Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.

Common roof problems in Crouch
Buyers frequently book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.
Things that often lead to a survey include:
- Cracked or split membrane
- Blistering in felt or asphalt
- Upstands pulling away from walls
- Water getting in at rooflights
Anyone responsible for a site like Boughton-under-Blean and Dunkirk Primary School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.
Questions to ask before booking
- Whether the loft space is looked at, where there is one
- Whether you get a written report with photos
- What’s outside the scope of the survey
- Is there a chance to talk the report through?
