Flat roof survey in Hickmans Green, Kent
Get a clear view of the flat roof at a property in Hickmans Green from an independent roof surveyor. We visit on weekdays and at weekends.
- Cracked or split membrane
- Blistering in felt or asphalt
- Pools of water lying on the roof
What we can’t see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s under the membrane without opening it up
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
- A structural engineer’s assessment of the deck
If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. The full list of what we check.

About our flat roof survey in Hickmans Green
Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. We survey GRP fibreglass, EPDM rubber and mastic asphalt, and people most often book us about outlets that hold water back and failed seals around rooflight kerbs.
Older buildings in small places like Hickmans Green may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Signs you need a flat roof survey in Hickmans Green
Ponding keeps the covering wet and wears it faster. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.
Things that often lead to a survey include:
- Raised blisters across the surface
- Cracked or split membrane
- Gaps at upstands and abutments
- Standing water left after rain
For landlords with property near Selling station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Hickmans Green: your questions answered
Will you come out to Hickmans Green?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Does a conservation area affect roof work in Hickmans Green?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
When does the report arrive?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us as you book.
How long does the survey take?
That depends on the size and shape of the roof, but most surveys take between one and two hours for a small flat roof at home, and longer for a large commercial one. The written report follows by email.
What happens next?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Do you check flat roofs for asbestos?
Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.
Do you take photos of the roof?
Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.
What we do, step by step
We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Hickmans Green, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
Getting ready for the survey
- Show us where any leaks or stains appear
- Agree roof access with the managing agent if it’s shared
- Leave side gates unlocked

Advice
Local flat roofs in Hickmans Green
Hickmans Green lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. The wider area around Hickmans Green has a long history of building, with Belmont House and Gardens about 4.9 miles west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.
Take an older house close to St Barnabas: the flat roofs on later extensions tend to wear out long before the main roof. Anyone responsible for a site like Boughton-under-Blean and Dunkirk Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
Hickmans Green is about 3 miles south-east of Faversham, in Kent. We visit Hickmans Green as part of our work across Kent, for homes and businesses alike. Hickmans Green is one of the towns and villages in Kent where we work.

Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Plan a survey before the covering reaches the end of its usual life
- Check from a window for ponding after heavy rain
- Note any new marks on ceilings beneath the roof
- Keep outlets clear of leaves and moss
If you are buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.
Have the roof surveyed every few years, and after any work that goes through it. You will spot changes early and have a record to look back on.
What happens if roof problems are left?
Flat roofs can’t normally be seen from the street, so they’re often overlooked. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it will not come as a surprise. Outbuildings and barns around Hickmans Green are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
