Flat roof surveys for homes and businesses in Dunkirk
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. If you’ve noticed blocked or damaged outlets and splits, cracks and crazing, a survey will tell you what’s going on.
In a village or hamlet like Dunkirk, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Practical tips
You don’t need to be a roofer to help. Here’s what helps most:
- Plan a survey before the covering reaches the end of its usual life
- Check that new brackets or units haven’t damaged the covering
- Watch the ceilings below the flat roof for stains
- Check from a window for ponding after heavy rain
If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.
Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.
When to book a survey in Dunkirk
Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.
We’re frequently asked to look at:
- Splits, cracks and crazing
- Outlets choked with leaves and silt
- Signs of deflection in the roof deck
- Gaps at upstands and abutments
If you live in an older home near Christ Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
Questions to ask before you book
- Which viewpoints they use to see the roof
- What follow-up you get after the report
- What exactly goes into their report
- How long they’ve been surveying roofs
When you need someone else
Without opening up the roof, some things stay hidden, and that sets some limits:
- Asbestos testing, which needs a specialist asbestos surveyor
- A promise that the roof won’t leak in future
- A structural engineer’s assessment of the deck

What this survey covers
- EPDM rubber
- Felt flat roofs
- GRP fibreglass
- Upstands and outlets
- Mastic asphalt
- Single-ply membranes
How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. Around Dunkirk, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Getting ready for the survey
- Leave a clear route to the loft
- Have keys ready for side gates, garages or roof access doors
- Keep pets out of the way during the survey
How to book

Advice
Dunkirk: your questions answered
How do I find out if my home in Dunkirk is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Does being near the coast affect roofs in Dunkirk?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
When does the report arrive?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Do you survey commercial flat roofs?
Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so please phone 07833 053749 or drop us an email with the details.
Do you look for flat roof leaks?
Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause can’t be seen, we’ll say so and suggest what would help.
What does a roof survey cost?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance.
Flat roofs in Dunkirk
The coast is about 4 miles or less from Dunkirk, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
If you let a flat or house near Selling station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
