What affects the price in Dunkirk

All our prices include VAT. The things that change the price are:

  • The number of roofs, including extensions and garages
  • The use of thermal imaging or a drone
  • Whether it is a home or a commercial building
  • The height of the building and how the roof can safely be seen

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Getting in touch

When you call or email, these details help:

  • The reason for the survey, such as buying, a leak or storm damage
  • Any marks or damp showing indoors
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any deadline, such as an exchange date

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

Drone roof survey in Dunkirk: what you get

Before any flight, we check the airspace. Near protected airports such as Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Parts of central London have restricted areas too, where NATS permission is needed. If permission is not given, we inspect by other means and tell you. Prisons have their own drone restriction zones too. Common reasons to book are moss building up on slopes and in gutters and gaps where slates or tiles have gone, across valleys and parapet gutters, fragile roofs and tall and steep roofs.

Somewhere as small as Dunkirk, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

What a drone roof survey doesn’t cover

In fairness, there are limits to any roof survey:

  • Flights in a restricted zone without permission
  • A flight on a day when the weather is not safe
  • Close-up photos of next door’s property

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and does not.

What this survey covers

  • Tall and steep roofs
  • Large and complex roofs
  • Chimney stacks
  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Fragile roofs

Do you need a drone roof survey in Dunkirk?

The top of a stack is the most exposed part of many roofs. From the ground, you rarely see cracked flaunching or loose pots. A drone gets close enough to see them in detail.

Most people get in touch after spotting something like this:

  • Vegetation in valleys and gutters
  • Blistered or cracked flat roof coverings
  • Gaps where slates or tiles have gone
  • Storm damage on steep or tall roofs

Take an older house close to Christ Church: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from above or with a thermal imager helps.

Questions to ask before you book

  • Whether you can ask questions once you have the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What the survey will not cover
  • Whether the loft space is looked at, where there is one

Dunkirk: your questions answered

Is Dunkirk within the area you cover?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is my home in Dunkirk listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Are there drone restrictions in central London?

Central London has restricted areas over Hyde Park, the City of London and the Isle of Dogs, where flights need permission from NATS. We check the airspace for your address and apply where needed.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

Does the report include photographs?

Yes. Photos are part of every report, so you can see each point for yourself.

How it works

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey normally takes roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Dunkirk can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by making sure a drone flight makes sense for the roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. If the loft can be reached safely, it is checked too.
  5. Everything is written up, with the aerial photos and our advice.

Before the survey

  • Jot down any questions you want answered
  • Find any records of previous roof work
  • Tell us about any leaks, stains or damp patches you know of

Drone roof surveys in Dunkirk: local notes

Dunkirk lies within about 4 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or heavy rain. Before any flight, we check the Drone Safety Map for airspace restrictions.

Whatever the street in Dunkirk, a roof costs least to look after when faults are caught early.

Dunkirk is about 4 miles south-east of Faversham, in Kent. We carry out drone roof surveys for homeowners, landlords and businesses in Dunkirk and nearby. Our area takes in places right across Kent.

Useful tips for Dunkirk property owners

A survey works best with a little help from you, before and after. Some tips:

  • Keep pets indoors during the flight
  • Let us know the exact address as you book
  • Clear the loft hatch so we can check inside too
  • Expect a little longer if permission is needed

The report gives any roofer you ask to quote a clear brief. They’ll see exactly where each defect is.

Don’t block the vents at the eaves. Condensation in the loft can damage timbers and insulation. Keep insulation clear of the eaves.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
