Drone roof survey in Hickmans Green
Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They also suit fragile roofs that nobody should walk on, such as old slate, clay tiles or cement sheets. You get close-up views without anyone setting foot on the roof. Ahead of the visit, we check the address for any airspace restrictions that apply. If a drone isn’t the right tool, we’ll say so. Common reasons to book are blocked valleys and parapet gutters and flat roofs on upper floors that hold water, on large and complex roofs, tall and steep roofs and valleys and parapet gutters.
Villages like Hickmans Green frequently stand in open country, where wind can be strong. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.
Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What a drone roof survey looks like in Hickmans Green
Hickmans Green is within about 5 miles of the coast, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.
Historic houses such as Belmont House and Gardens, about 4.9 miles west, show how far back building around Hickmans Green goes. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it. The streets around a church like St Barnabas are frequently among the oldest in a place, and if you own one of the older houses nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

How we price drone roof surveys
A few things affect what a survey costs:
- Building height and the viewpoints available
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether thermal imaging or a drone is needed
- The number of roofs, including extensions and garages
A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the price for the job before booking.
Helping us price your survey
If you can, have these to hand when you contact us:
- When you need the report by
- Pictures from the garden or a window, if you have them
- The style of property, from a terrace to a block
- Any stains, drips or damp patches you’ve seen indoors
Getting a price is simple: just phone 07833 053749 or send us an email and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.
Useful tips for Hickmans Green property owners
You don’t need to be a roofer to help. What helps most:
- Allow time for permission if you are in a flight restriction zone
- Keep dogs indoors during the visit
- Let us know about any leaks or concerns
- Share the postcode so we can check for restrictions
If you need work done, roofers can work from the photos. The photos show the location and extent of every problem.
Do not block the vents at the eaves. Poor airflow lets condensation build up, and it is something only an inside check will show. Keep insulation clear of the eaves.
Hickmans Green questions
Will you come out to Hickmans Green?
Yes, Hickmans Green is covered. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Can you fly a drone over a roof in Hickmans Green?
That depends on where the roof is and on the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.
Is it a structural engineer’s report?
No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
How long does the survey take?
It normally takes an hour or two at a typical home, and longer for a large or complex roof. You will then get the report by email, on the timescale of your package.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Will you check the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
What we do, step by step
The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Older roofs in small places like Hickmans Green can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- We start by making sure a drone flight makes sense for the roof.
- We agree a date, including weekends, subject to the weather.
- Aerial photos are taken of your roof only, not the neighbours’.
- We also look inside the loft space where it is safe.
- Everything is written up, with the aerial photos and our advice.
Before the survey
- If it isn’t your property yet, arrange access through the agent
- Let us know about parking near the property
- Make sure we can get to the back of the property

Do you need a drone roof survey in Hickmans Green?
Parapet gutters, box gutters and central valleys sit out of sight. Debris collects where nobody looks, until it causes a leak inside. A drone shows them clearly from above.
Things that often lead to a survey include:
- Flat roofs on upper floors that hold water
- Storm damage on steep or tall roofs
- Cracked mortar along the ridge
- Lifted or split lead flashings
For site and facilities teams at buildings such as Boughton-under-Blean and Dunkirk Primary School, thermal images can show where wet insulation sits under a big flat roof.
Before you book anyone
- What’s outside the scope of the survey
- What exactly goes into their report
- What follow-up you get after the report
- How long they’ve been surveying roofs
Checking the roof from ground level
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
