Dunkirk Chimney Survey
Chimney surveys in Dunkirk from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us.
- Cracked or missing flaunching
- A chimney out of line
- Damaged chimney pots and cowls
Practical tips
There is plenty you can do without going near the roof. What helps most:
- Have brackets on the chimney checked
- Find out whether changes to a stack need permission
- Use a Gas Safe registered engineer for gas appliances
- Make sure unused flues are capped with ventilation
If the stack is shared, you can pass the report to your neighbour. It shows what we found and where, as far as we could see.
Make sure redundant flues are capped with ventilation. That helps stop damp building up inside.
About our chimney survey in Dunkirk
A chimney survey is about the outside of the stack and the roof around it. It’s not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we will say so. If you are worried about unused flues sealed without airflow and loose, cracked or missing pots, a survey will tell you what’s going on, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

FAQs for Dunkirk
Does being near the coast affect roofs in Dunkirk?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows, and Dunkirk is within about 4 miles of the coast.
Is Dunkirk within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.
Is a leaning chimney dangerous?
A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Is a chimney survey the same as a flue inspection?
No. Our survey covers the outside of the stack and the roof around it. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.
What happens next?
You’ll get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Rented homes, blocks and businesses
If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which helps when tenants work during the week.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

When to book a survey in Dunkirk
Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water frequently shows up in the loft or on the chimney breast. Lead flashings can also be stolen.
It is worth booking a survey if you’ve seen:
- Redundant stacks capped without ventilation
- Eroded joints in the brickwork
- Flashings pulling away from the stack
- Spalled or crumbling bricks
For landlords with property near Selling station, a dated record of the roof is useful when planning maintenance across a let.
Choosing a roof surveyor
- Whether VAT is in the quoted price
- What the report includes, and whether it has photos
- When you’ll get the report
- Whether the roof space is looked at, where there is one
Roof by roof
Rendered stacks
Some stacks are rendered, which can hide the condition of the brickwork beneath. The survey checks for cracking, bulging and staining in the render.
Brick stacks
Older brick stacks frequently have soft lime mortar. We note where repairs should match the original mortar.
What a survey costs
The price reflects the time and kit the roof needs. That comes down to:
- Chimneys, valleys, parapets and other details
- House, block, shop or office
- The use of thermal imaging or a drone
- Height and safe access
Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
What to let us know when you contact us
What helps most when you contact us:
- The kind of building and roof involved
- What’s prompted the survey
- Where the property is, with the postcode
- Access details, such as a loft hatch or a shared roof
If you are buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.
How the survey works
Every roof is different, but as a rough guide the survey takes between one and two hours at a house, as part of a look at the roof around the stack. If you have questions on the day, just ask. Somewhere as small as Dunkirk, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- You get a written report with photos and recommendations by email.
Before we arrive
- Keep pets out of the way during the survey
- Move anything stored under the loft hatch
- Let us know about parking near the property
Booking a survey
A quick phone call is normally the easiest start: ring 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.
Advice
Dunkirk homes and their roofs
The coast is about 4 miles or less from Dunkirk, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
Living close to Mount Ephraim Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. If your home is one of the older ones in the streets near Christ Church, its chimney, valleys and lead work are likely to be the parts that need attention first.
