Chimney surveys for homes and businesses in Winterbourne
A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. If you’ve noticed frost-damaged brickwork on the stack and a chimney out of line, a survey will tell you what’s going on, on chimney pots and cowls, lead flashings and shared and party-wall stacks alike.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Where we can’t see part of the chimney stack, the report says so. You’ll know exactly what was inspected and what wasn’t.

Local roofs in Winterbourne
The coast is about 5 miles or less from Winterbourne, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Landlords with a home close to Selling station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Trees in and around Mount Ephraim Gardens shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you live in an older home near Christ Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What else we do in Winterbourne
Different roofs, different checks
Chimney pots and cowls
A loose or cracked pot can fall from height. We photograph each pot and note any damage.
Rendered stacks
Water can get in through cracks and then struggle to dry out. We record any cracking and where it is.
Tips from our surveys
You do not need to be a roofer to help. What helps most:
- Look at the chimneys with binoculars after a storm
- Ask about consent before removing a chimney on an older property
- Make sure unused flues are capped with ventilation
- Remove aerials or dishes from the stack if they’re no longer needed
If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.
Landlord and commercial surveys in Winterbourne
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
What a chimney survey does not cover
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- A structural engineer’s assessment
- Whether a gas appliance or its flue is safe
- Areas we cannot view from safe positions
If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. What our survey covers.

Your questions about chimney surveys in Winterbourne
Is Winterbourne within the area you cover?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Does a conservation area affect roof work in Winterbourne?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is it a structural engineer’s report?
No. We are roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
How long will you be at the property?
Most surveys take about one to two hours for most homes, a little longer where there are several stacks. The report follows by email.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Tell us about it as you book and we will plan the survey around it.
What should I do with a chimney I do not use?
There’s no single answer. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.
How it works
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes between one and two hours at a house, as part of a look at the roof around the stack. In a hamlet or village like Winterbourne, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- You let us know whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Getting ready for the survey
- Gather any invoices or paperwork from past roof work
- Point out any leaks or damp patches
- Make a note of anything you’d like us to look at
