How a roof survey works in Winterbourne

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey lead flashings, chimney stacks and the roof space, and common reasons people get in touch are standing water on a flat roof and gaps in the roof where coverings have gone.

In a small place like Winterbourne, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The report records the roof as we found it on the day. It is useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

Winterbourne questions

Do you survey roofs for landlords with property near Selling station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do you cover smaller places like Winterbourne?

Yes, Winterbourne is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the loft space, and Premium includes a drone where it applies.

Does the weather affect the survey?

Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

How much does a roof survey cost in Winterbourne?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

What happens on the day

After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. As for time on site, most surveys take about one to two hours at most homes, with bigger or more complicated roofs taking longer. In a hamlet or village like Winterbourne, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. We email a report with photographs and recommendations.

Useful tips for Winterbourne property owners

A survey works best with a little help from you, before and after. Tips:

  • Clear the loft hatch area before we arrive
  • Keep the report with your property records
  • Stay off ladders and the roof
  • Gather any paperwork for past roof work

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

Leave it or get it looked at?

A small roof defect usually gets bigger. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right. For older village homes like those around Winterbourne, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

When you need someone else

Before booking, it is worth knowing what a survey won’t do:

  • Walls, floors and services below the roof
  • Confirmation of asbestos in soffits or cement sheets
  • Whether the roof structure meets design loads

Roof types and parts we check

  • Natural slate
  • Clay and concrete tiles
  • Flat roofs
  • Lead flashings
  • Ridges, hips and valleys
  • Chimney stacks
  • The roof space

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Local roofs in Winterbourne

The coast is about 5 miles or less from Winterbourne, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you live in an older home near Christ Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Homes near green spaces such as Mount Ephraim Gardens can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you let a flat or house near Selling station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Different roofs, different checks

Natural slate

Natural slate can last 100 years or more, but its nails often corrode first. We check for slipped, cracked and missing slates.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles.
