Independent gutter surveys in Dunkirk

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Gutter survey in Dunkirk: what you get

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that typically means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. We are often asked to look into valley or box gutters that overflow inside and blocked outlets and hoppers, on fascias and soffits, outlets and hoppers and valley gutters.

Somewhere as small as Dunkirk, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

If any part of the gutter couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Common questions in Dunkirk

Is my home in Dunkirk listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

I let a flat near Selling station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Is a CCTV drain survey included?

No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

How fast do I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Roofs, chimneys and gutters in Dunkirk

Dunkirk lies within about 4 miles of the sea, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live near a park like Mount Ephraim Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. For an older house near a landmark like Christ Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Dunkirk is about 4 miles south-east of Faversham, in Kent. Dunkirk is one of many places we visit across Kent, for homes and businesses alike. Our area takes in places right across Kent, from the larger towns to small villages.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Check from the ground or a window, not a ladder
  • Watch the gutters during heavy rain
  • Get the gutters cleaned out every year
  • Ask for valleys and parapet gutters to be cleared too

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It’s sent to you by email as soon as it is ready.

Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

How it works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It typically takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Dunkirk, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Jot down any questions you want answered
  • If it is not your property yet, arrange access through the agent
  • Leave a clear route to the loft

What we are asked to look at in Dunkirk

Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and lets weeds take root.

Things that often lead to a survey include:

  • Rotten fascias or stained soffits
  • Dripping or leaking gutter joints
  • Gutters full of debris and silt
  • Sagging gutters and loose brackets

Landlords with a home close to Selling station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

What a roof survey includes

What affects the price in Dunkirk

Our packages start from £150, with VAT included. The price for your roof depends on:

  • Whether it’s a home or a commercial building
  • The roof’s overall size
  • Whether thermal imaging or a drone is needed
  • Height and safe access

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Helping us price your survey

We’ll usually ask about:

  • Any stains, drips or damp patches you’ve seen indoors
  • The kind of building and roof involved
  • How the loft is reached, if there is one
  • Any photos you have, taken from the ground or a window

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or email us.

Different roofs, different checks

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.
